1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one parcel totaling 4.4 acres, located at <br /> 7151 E. Peltier Road, Acampo, CA 95220. The project is in an agricultural area with a property <br /> zoning of AG-40. The Assessor's parcel number is 005-260-61. <br /> Description of proposed development: The purpose of this project is to is to expand a winery <br /> facility in two phases. Phase I is composed of two 13,050 square foot buildings including four <br /> fixtures, one toilet and 3 sinks. Phase 2 would include an overhang on the proposed buildings <br /> being 7,050 square feet. The new buildings would be used for storage, fermentation processes, <br /> lab, breakroom and bathroom. The project will include a new septic system and leach field. The <br /> project would also include a proposed waste tank for the winery, a fire suppression tank and the <br /> minor improvements to make the proposed building ADA accessible. <br /> 1.2 Parcel vicinity location map: (See Appendix). <br /> 1.3 Site map: (See Appendix). <br /> 2.0 PAST,PRESENT,AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past,Present uses at the site to assess potential problems: The present owner <br /> is Lani Holdener. Lani Holdener is a partner of Macchia Winery. The land use has not changed <br /> dramatically under her ownership. The parcel has been used as a winery. <br /> Previously the property was used for winery purposes. The surrounding properties are also used <br /> for agricultural and rural residential purposes. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The on-site usage for septic tank is for <br /> the dwelling unit and winery. (See Appendix) <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed septic permits for <br /> this parcel. (See Appendix).The only record of a septic system is SR0009126 dating back to 1996. <br /> The permits is for the installation of a new septic system for a house. <br /> 3.3 Discussion of On-site Repair History: There is no history of septic repair available for <br /> subject parcel. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consists of what seems to be standard systems consisting of leach lines and seepage <br /> pits. The only record of a septic system calls out a 1200 gallon septic tank. It has 3 - 40 foot leach <br /> lines with three seepage pits of 36" in diameter at 25' of depth. <br />
