Soil Suitability and Nitrate Loading Study <br /> WAITERS PROPERTY <br /> 3525 Section Avenue, Stockton, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br /> (Study) for the property located at 3525 Section Avenue, Stockton, California (site or <br /> subject property). The purpose of this Study is to determine the potential impact from <br /> nitrate loading and the suitability of the subsurface for an onsite wastewater treatment <br /> system (OWTS) due to the proposed development of a residence and septic system at <br /> the site, and the future use of the property. The study was performed in accordance with <br /> the requirements of Section 9-1105.2(d) of the San Joaquin County Community <br /> Development Department (SJCCDD). The scope of work included a soil percolation test, <br /> review of published soil and groundwater information, local septic use and permit <br /> research and estimated nitrate impact to soil and groundwater at the site. There is one <br /> existing domestic water well at the site. The well was not sampled during this Study <br /> because there is currently no electrical power to the site. The site and surrounding area <br /> are illustrated in Figure 1. A site plan depicting structures, the percolation test hole <br /> location, and the planned locations of the proposed residence and septic system are <br /> illustrated in Figure 2. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Stockton East topographic map (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California). The site is located in the western portion of Section 45, <br /> Township 1 North, Range 7 East, Mount Diablo Base and Meridian (Figure 1). <br /> The map shows the property located at an elevation between 25 and 30 feet above mean <br /> sea level in an area of low topographic relief. The regional slope of the area is relatively <br /> gentle and dips toward the southwest. The property is located on the north side of Section <br /> Avenue, approximately 250 feet west of the termination point of Section Avenue and <br /> approximately 650 feet east of the intersection of Section Avenue and South Golden Gate <br /> Avenue, Stockton, California. The site consists of a 0.5-acre rectangular-shaped parcel <br /> identified as San Joaquin County Assessor Parcel Number (APN) 173-090-330. <br /> The current use type of the property is vacant, and the current zoning is not listed. One <br /> domestic water well is located on the property. No other structures are located on the <br /> property. The property will be provided potable water from the existing domestic water <br /> well located on the site (Figure 2). <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> The proposed development will include the addition of an approximately 2,700 square- <br /> foot, four-bedroom home and a septic system.
