The planned locations of the residence and new septic
system are depicted in Figure 2. No additional development is proposed for the property.
1.3. PARCEL VICINITY LOCATION MAP
San Joaquin County Assessor's Map Book 173 Page 09 depicts the site parcel (APN 173-
090-33) in the center of the page. The parcel is bordered to the south by Section Avenue
followed by single-family residential property (173-080-09), to the east by single-family
residential property (173-090-09), and to the west and north by multiple-family residential
property (173-090-05). The parcel vicinity map and a satellite overview map are included
in Appendix A.
1.4. SITE MAP
A plan of the specific site features (i.e., structures, drives, wells, septic systems, large
trees, pastures, etc.) is illustrated in Figure 2.
2.0. PRESENT AND PAST USAGE OF SITE
The property is currently vacant. A house and septic system were recently demolished
and removed from the property in 2020. Following removal of the house and septic
system, the parcel was re-mapped and consolidated with the parcel to the north to create
the current 0.5-acre parcel.
The property has been historically utilized for residential purposes. The previous
residential dwelling was erected on the property sometime before 1951. Prior to
residential development, the property was likely used for light agricultural purposes. The
property is situated just outside the eastern city limits of Stockton, California in the
approximate center of San Joaquin County, California.
2.1 POTENTIAL SITE PROBLEM ASSESSMENT
Water supply for the property will be provided by the existing onsite domestic water well.
The proposed septic system area will be a minimum of 100 feet away from the existing
onsite water well (Figure 2). The development of a residence and new septic system will
not affect water being supplied to the property.
3.0. EXISTING AND PROPOSED SEPTIC TANK USAGE
There is currently no septic system at the subject property.
