IPC 8 <br />Address: XXXX Promontory Parkway <br />Construction of a 56.8 acre facility with 6,000 SF of building and EV charging equipment. This project would be <br />known as International Park of Commerce Building #8 or IPC Building #8. <br />History <br />In 2012 Prologis purchased an unentitled parcel of land totaling 1,042 net acres in Tracy, CA. Subsequent <br />purchases of adjacent land increased total net acreage owned at the site by Prologis to 1,441 acres. Lot sales have <br />reduced the total to approximately 1,200 acres today. <br />Since the acquisition, Prologis has completed eleven developments. Customers like Lindt, Smucker's, Best Buy, <br />Home Depot, Amazon, Zinus, and UPS now operate out of IPC and call the City of Tracy home. <br />Due to continued demand from users in Silicon Valley and the East Bay 880 corridor for warehouse and <br />manufacturing facilities, Prologis desires to further develop more buildings in the project. <br />Project Description <br />• This project has been designed to meet the needs of a user seeking distribution, charging, manufacturing, <br />and prototyping facilities for primarily electric and autonomous fleets of vehicles (semi -trucks and <br />automobiles), as well as batteries and battery technology. Their desire is to locate at IPC due for logistics <br />and distribution purposes as well as developer expertise. <br />• This BTS development will generate additional momentum and further increase the awareness of Tracy <br />and International Park of Commerce as the best location in the Central Valley for users coming from the <br />Silicon Valley and East Bay. <br />Timing <br />Location <br />It's critical to receive approval to build as soon as possible to meet the customer's schedule. <br />The site is located between the crossroads of 1-205, 1-580 and 1-5 in West Tracy near the base of the <br />Altamont Pass. Located along International Parkway at the Promontory Parkway crossing, access to 1-205 <br />and 1-580 is less than one mile via Mountain House Road. <br />Visibility <br />• The property is visible from 1-205 and will have significant exposure to the main thoroughfare of <br />International Parkway. <br />Access <br />• The property can be accessed from International Parkway and Promontory Parkway. <br />
