<br />Site Assessment Summary Report <br />17100 Murphy Parkway, Lathrop, San Joaquin County, California <br />PNA Parcel B (Portion of Solid Waste Information System <br />(SWIS) number 39-CR-0022 <br />(APN 198-120-09) <br /> <br /> <br />1.0. INTRODUCTION <br /> <br />At the request Mr. Dana Parry of R & B Louise LLC, et al, Advanced GeoEnvironmental, <br />Inc. (AGE) has prepared this Site Assessment Summary Report for the property located <br />at 17100 Murphy Parkway, Lathrop, California (herein referred to as “subject property”; <br />Parcel Number 198-120-09 or Parcel B). This report summarizes the work performed to <br />investigate, characterize, define, and remediate/dispose of the solid waste identified at <br />the subject property. Additionally, this report presents a Conceptual Site Model (CSM) <br />which discusses the results of previous activities performed at the subject property in <br />relation to the planned redevelopment of the property. <br /> <br />A location map of the subject property is presented in Figure 1. Maps depicting site <br />features, trenches, soil borings, surface soil sampling locations, solid waste removal <br />locations, and waste characterization dimensions (thickness and depth) are illustrated in <br />Figures 2 and 3; cross-sections of the North and South Waste Cells (areas of removed <br />waste) and minor residual subsurface waste in the waste/glass handling area are <br />estimated and depicted in Figure 4; the design of a soil-gas landfill probe at the site is <br />depicted in Figure 5; and a map depicting regional groundwater flow is presented in <br />Figure 6. Analytical results of all soil, solid waste, groundwater, and soil-gas samples <br />collected are summarized in Tables 1 through 7. Additionally, boring and trench logs, <br />waste disposal manifests, analytical data reports, geophysical reports, and additional <br />investigation data are included in Appendices A through F of this report. <br /> <br /> <br />2.0. SITE LOCATION AND DESCRIPTION <br /> <br />The subject property is located at 17100 Murphy Parkway, Lathrop, California, <br />approximately 500 feet east of Murphy Parkway and 1,500 feet south of East Louise <br />Avenue in a mixed commercial and industrial area of the city of Lathrop in San Joaquin <br />County, California. The subject property includes one, semi-rectangular parcel totaling <br />approximately 48 acres (APN: 198-120-09). The subject property is an unirrigated, <br />undeveloped, vacant field with minor vegetation, and is generally flat (Figure 1) with areas <br />of minor undulating topography and depressed surface areas in the northwest portion of <br />the site. <br /> <br />The subject property is bordered to the west by the former San Joaquin County <br />Cogeneration Power Plant (Cogen) property and to the east by the former Occidental <br />Chemical Company (Oxy Chem) and current JR Simplot Company (JR Simplot) sites. <br />The former Pilkington North America (PNA) glass factory and storage building is located
