approximately 9.54 acres and is identified with Assessor Parcel Number 145-190-08. The <br /> address associated with the parcel is listed as 1404 West Weber Avenue. <br /> Currently, the Site is occupied by one industrial building in the southeast corner. The western <br /> portion of the site is paved with asphalt and concrete up to the dock frontage along Mormon <br /> Slough. Railroad alignments that ran along the Stockton Deep Water Channel serviced <br /> warehouse buildings that once existed on the properties adjoining the site to the north. <br /> There are currently no tenants occupying the site. The site is secured by a chain link fence and <br /> gate. <br /> 2.2 Previous Work <br /> American Geological Services, Inc. (AGS) was retained in October of 2000 to conduct a Phase I <br /> environmental site assessment of the site. The purpose of the Phase I investigation was to <br /> evaluate the potential for adverse environmental impacts by past or present activities conducted <br /> on and in the vicinity of the Site, in an effort to minimize exposure liability pursuant to the <br /> Superfund Authorization and Reorganization Amendments (SARA), known generally as the <br /> "Innocent Landowner Defense". The standard for the site assessment was based on the American <br /> Society for Testing and Materials Practice ASTM E-1527 - 97. Activities performed included a <br /> Site visit and collection of information from federal, state, and local agencies, as well as past and <br /> present owners and tenants of the Site. <br /> Based on the available information gathered by AGS during the performance of the Phase I site <br /> assessment, the following conclusions were reached and recommendations made: <br /> The Site is largely isolated from impact from most areas of potential contamination by its <br /> location on a peninsula bounded by the Stockton Deep Water Channel and Mormon Slough. <br /> Leaks at underground storage tanks at adjoining facilities were successfully remediated and the <br /> sites are closed. <br /> The McCormick and Baxter wood preserving company was located to the south of the site and <br /> on the other side of Mormon Slough at 1295 W. Washington Street. The McCormick and Baxter <br /> site has been designated a Superfund site and is currently being investigated for the lateral and <br /> vertical extent of contamination. Soil borings were installed on the site to determine if <br /> contaminants were present that far north. Marie Lacey, the EPA Remedial Project Manager for <br /> the McCormick and Baxter Superfund Site, indicated in a phone conversation with AGS on <br /> October 24, 2000 that the analyses of the soil borings showed no contamination at the site and <br /> further sampling of the property would most likely not be required. <br /> American Geological Services,Inc. <br /> 2 <br />
