Soil Suitability and Nitrate Loading Study <br /> RIVERA PROPERTY <br /> 2111 Waudman Avenue, Stockton, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br /> (Study) for the property located at 2111 Waudman Avenue, Stockton, California (site or <br /> subject property). The purpose of this Study is to determine the potential impact from <br /> nitrate loading and the suitability of the subsurface for an onsite wastewater treatment <br /> system (OWTS) due to the proposed development of a residence and septic system at <br /> the site, and the future use of the property. The study was performed in accordance with <br /> the requirements of Section 9-1105.2(d) of the San Joaquin County Community <br /> Development Department (SJCCDD). The scope of work included a soil percolation test, <br /> groundwater sampling of the onsite domestic water well, review of published soil and <br /> groundwater information, local septic use and permit research and estimated nitrate <br /> impact to soil and groundwater at the site. The site and surrounding area are illustrated <br /> in Figure 1. A site plan depicting structures, the percolation test hole location, and the <br /> planned locations of the proposed residence and septic system are illustrated in Figure 2. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Lodi South topographic map (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California). The site is located in the southern portion of Section 8, <br /> Township 2 North, Range 6 East, Mount Diablo Base and Meridian (Figure 1). <br /> The map shows the property located at an elevation of approximately 10 feet above mean <br /> sea level in an area of low topographic relief. The regional slope of the area is relatively <br /> gentle and dips toward the southwest. The property is located on the north side of <br /> Waudman Avenue, approximately 950 feet west of the intersection of Waudman Avenue <br /> and Thornton Road, Stockton, California. The site consists of a 0.40-acre parcel identified <br /> as San Joaquin County Assessor Parcel Number (APN) 080-290-260. The current land <br /> use type of the property is single-family residential, and the current zoning is not listed. <br /> The existing structures on the site include a 1,934-square foot, two-story dwelling, an <br /> approximately 400-square detached garage, and a domestic water well. The property is <br /> provided potable water from the existing domestic water well located in the northeast <br /> corner the site (Appendix A; Figure 2). <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> The proposed development will include the addition of an approximately 600 square foot, <br /> two-bedroom modular home and two (2) septic systems. The modular home is planned <br /> to be developed along the central western boundary of the site. The existing septic system <br /> servicing the existing dwelling at the site will be destroyed and replaced with a new septic <br /> system located to the west and south of the dwelling.
