Access to the 2706 Pock Lane site would be primarily from an extension of Loomis Road <br />along the southern boundary of the site, intersecting with Pock Lane across from the <br />existing Loomis Road to the west. The two-lane Loomis Road extension would be <br />constructed with a road pavement width of approximately 36 feet, with sidewalk six feet <br />in width on each side. The Loomis Road extension would terminate at the street designated <br />as "Street F" on Figure 2-1, with a "street knuckle" to be installed at that intersection. <br />However, an access way approximately 25 feet wide would be extended from this street <br />knuckle to the existing Loomis Road east of the 2706 Pock Lane site. This access way <br />would be for emergency vehicles only. <br />The proposed lots would be served by internal streets with a pavement width of <br />approximately 36 feet and sidewalks six feet in width on each side. All internal streets and <br />the Loomis Road extension, except for one segment near the eastern boundary, would have <br />curb, gutter, and sidewalk improvements installed on both sides of these streets in <br />accordance with County standards. Curb, gutter, and sidewalk improvements would also <br />be installed on the side of Pock Lane directly fronting the project site. <br />All lots within the 2706 Pock Lane subdivision would be served with potable water and <br />sanitary sewer lines (Figure 2-2A). Potable water service would be provided by the <br />California Water Service Company (Cal Water), while sanitary sewer service would be <br />provided by the City of Stockton. Existing water and sewer mains are in the vicinity of the <br />project site, so no new mains would need to be constructed. All internal streets would have <br />public utility easements approximately 10 feet in width on each side, as would the Loomis <br />Road extension. <br />The 2706 Pock Lane site would be served with storm drainage collection lines. As noted, <br />the proposed subdivision map has designated a location for a storm drainage detention <br />basin. The basin would be connected to the detention basin proposed for the 3009 Pock <br />Lane site via a pipeline beneath Pock Lane. The collected drainage from both projects <br />would be discharged to an existing storm drain line in B Street to the west of both projects <br />via a force main (see below). <br />3009 Pock Lane <br />The portion of the project site on 3009 Pock Lane, which is southwest of the 2706 Pock <br />Lane site, consists of one parcel, designated APN 179-120-11 and totaling approximately <br />23 acres. It is bounded on the east by Pock Lane and on the north by Loomis Road. Duck <br />Creek, a channelized stream, traverses the central portion of the 3009 Pock Lane site. <br />The project proposes to subdivide the 3009 Pock Lane parcels into 108 lots for single- <br />family residential development (Figure 2-113). In the east -central portion of the proposed <br />subdivision, a lot designated as Lot A on Figure 2-2A is proposed for combined use as an <br />open space area and a basin. Duck Creek would permanently divide the two parts of the <br />3009 Pock Lane site; the only facility connecting these two parts would be the existing <br />bridge on Pock Lane that crosses Duck Creek. <br />Access to the 3009 Pock Lane site would be primarily from three streets connecting directly <br />to Pock Lane.
