December 14, 2020 <br />Project No. 20-6235 <br />Page 13 <br />AdvancedGeo <br />Au Employee-Myned Company <br />• The Geologic Energy Management Division's (CaIGEM) online mapping <br />application presents California's oil and gas industry information from the <br />geographic perspective. AGI reviewed the CaIGEM Well Finder database for <br />information that may be available for the subject property or surrounding sites. <br />3.4.1. Additional Subject Property Record Sources <br />The subject property address was searched on the following record sources: <br />SOURCE <br />SUMMARY <br />Regional Board & <br />Property address was not listed on the GeoTracker database and did not have any <br />GeoTracker database <br />records on -file with the Regional Board. <br />DTSC & ENVIROSTOR <br />Property address was not listed on the ENVIROSTOR database and did not have <br />database <br />any records on -file with the DTSC. <br />USEPA ENVIROFACTS <br />Property address was not listed on the ENVIROFACTs database. <br />SJV APCD <br />Property address was not identified as having records on -file with the SJV APCD. <br />SJCEHD <br />Property address was identified as having records on -file with the SJCEHD. Records <br />indicate that a groundwater well was installed on the subject property in 1971. This <br />well supplemented an older well with a tank house that did not have a recorded date <br />of installation. Both wells were removed in 2001. Records indicate that the subject <br />property was served a notice to abate the unattended basement of the structure on <br />the subject property in 1999. <br />CalGem <br />According to The Geologic Energy Management Division's (CaIGEM) online mapping <br />application Well Finder, no oil and/or gas wells are located in the vicinity of the <br />subject property. <br />3.4.2. Additional Site Vicinity Record Sources <br />The SJCEHD and Regional Board maintain records for, and are responsible for, <br />enforcement of state UST and hazardous waste laws. AGI commonly reviews files for <br />up -gradient sites under active environmental regulation to ascertain the current site <br />status and its potential to impact the subject property. No sites, under active or past <br />environmental regulation, were identified by the database search within the required <br />search radius of potential concern to the property. <br />3.5. PROVIDED SUBJECT PROPERTY RECORDS <br />No records were provided to AGI by the user and/or property owner during the course <br />of this Phase I. <br />3.6. VOLATILE ORGANIC COMPOUND VAPOR ENCROACHMENT <br />The encroachment of hydrocarbon and volatile organic compound (VOC) vapors into <br />soil pore space occurs when organic chemicals migrate from contaminated <br />groundwater or soil into the airspace between soil particles. Some typical organics <br />involved are petroleum based or chlorinated solvents (e.g, BTEX and dry cleaning <br />chemicals). They may have leaked into the groundwater and/or soil from underground <br />storage tanks, or buried waste, or from disposal in septic systems. <br />In compliance with ASTM Standard E2600-15 (Guide for Vapor Encroachment <br />Screening on Property Involved in Real Estate Transactions), AGI evaluated the <br />potential for a Vapor Encroachment Condition (VEC) at the subject property. Based on <br />a VEC screening, it was determined that 'a VEC does not exist' at the property. A copy <br />of the AGI -generated Tier 1 VEC screening form is provided within Appendix E. <br />
