If the City of Tracy requires improvements, within 15 days of Tentative Map approval (including <br />conditions) on their portion of MacArthur Drive, it shall conform to San Joaquin County standards <br />for an 84-foot-wide rural road with left-turn lane striping at the entrances, in addition to a <br />dedication to result in a 42-foot-wide right-of-way from the centerline of MacArthur Drive. <br />. A traffic study has been prepared to determine the impacts and mitigation measures, and <br />MacArthur Drive shall be improved as required by Public Works Condition No. 6_d_ <br />w. The Tentative Map shall be revised as follows: <br />(1) Rename streets and add to Typical Sections as required in Public Works Condition No. 6.c. <br />A vehicle turn-around shall be provided between MacArthur Drive and the gates. <br />The east end of Palmquist Road shall be abandoned as shown on the Tentative Map by separate <br />instrument. A turn-around conforming to San Joaquin County Standards F-la, lb. and lc shall <br />be provided at the end of Palmquist Road. <br />y. <br />7. PUBLIC HEALTH SERVICES (Staff Contact: Mike Huggins, 468-3437) (1<t24 <br />a. A soil suitability study/nitrate loading study which ndicates at the area is suitable for septic tank <br />usage must be performed prior to approval of th a Map, as required by Development Title <br />Section 9-1105.2(d). A nitrate loading study is required, and a review fee of 8390.00 must be paid <br />at the time of submittal to the Environmental Health Division. The sewage disposal system shall <br />comply with the on-site sewage standards of San Joaquin County prior to approval. A percolation <br />test that meets absorption rates of the manual of septic tank practice or the EPA Design Manual for <br />on-site waste water treatment and disposal systems is required for each parcel. A permit fee of <br />$78.00 per percolation hole is required. <br />b. A qualified environmental professional shall prepare a surface and subsurace contamination report <br />to identify any potential source of surface or subsurface contamination caused by past or current <br />land uses. The report shall include evaluation of nonpoint sources of hazardous materials, <br />including agricultural chemical residues, as well as potential point sources, such as fuel storage <br />tanks, septic systems, or chemical storage areas. If the report indicates there is contamination, <br />corrective action shall be taken as recommended in the report and concurred with by Environmental <br />Health prior to recording the map (Development Title Section 9-905.12[al(c1). Specific areas to be <br />addressed are Lots 50, 51, 59, 60, 82, 83, and the 'Chloroform Plume." A review fee of $156.00 <br />must be paid at the time of submittal to the Environmental Health Division. <br />c Construction of individual sewage dispcsal systems under permit and inspection by the . <br />Environmental Health Division is required at the time of development (Development Title Sections <br />9-1110.3 and 9-1110.4). Estate type zoning (R-R1) shall require a double leach field system with <br />an alternating distribution box tc be installed at the time of construction. <br />This project shall be provided with public water service at the time of Final map recordation. Prior to <br />final approval, a letter shall be submitted from the purveyor which states that these services are <br />either bonded for or are in place. (Development Title Section 9-1120.2) <br />Connect to an approved pubiic water supply system as required by Development Title Section 9- <br />1120.2. <br />,f_ A test well will be required to meet the following: <br />Conditions of Approval - 5 - SU-9G-1
