4. Each automobile parking stall shall be an unobstructed rectangle, minimum 9 feet wide and 20 <br />feet long. (Development Title Section 9-1015.5[b]) <br />5. Each tractor -trailer parking stall shall be Cl" unobstructed rectangle a minimum of 15 feet wide and <br />25 feet long. (Development Title Section 9-1015.6[c][1 ]) <br />6. All parking stalls and directional arrows must be delineated with paint. (Development Title Section <br />9-1015[d]) <br />e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br />Plan: <br />1. Access driveways shall have a width of no less than 25 feet for two-way aisles and 16 feet for one- <br />way aisles, except that in no case shall driveways designated as fire department access be less <br />than 20 feet wide. (Development Title Section 9-1015.5[f][1 ]) <br />f. LIGHTING: Lighting shall be provided and comply with the following: <br />1. If the parking area is to be used at night, parking lot and security lighting shall be installed. <br />(Development Title Section 9-1015.5[g]) <br />2. Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br />property lines shall be permitted except onto public thoroughfares, provided, however, that such <br />light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br />g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br />1. This project will be required to comply with the Model Water Efficient Landscape Ordinance <br />I equirement per the California Code of Regulations, Title 23 Division 2, Chapter 2.7. <br />2. A minimum 10 -foot -wide landscaped strip, respecting the ultimate right-of-way width of South <br />State Route 33 shall be installed across the frontage of the project site. (Development Title Section <br />9-1020.9) <br />3. A minimum 10 -foot -wide planning strip shall be installed along the Interstate 5 onramp <br />(Development Title Section 9-1020.9) <br />4. A minimum of 1 tree for every 5 automobile parking spaces shall be provided. (Development Title <br />Section 9-1020.5[b]) <br />5. Areas of the propert <br />y which are not part of the project shall be barricaded from traffic and kept <br />mowed and dust free. <br />h. SCREENING: Screening shall be provided and comply with the following: <br />1. All storage materials and related activities, including storage areas for trash, shall be screened so <br />as not to be visible from adjacent properties and public rights-of-way. Screening shall be 6 to 7 <br />feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main <br />buildings. (Development Title Section 9-1022.4[d][2]) <br />2. A 6 to 7 foot tall chain link or similar material open fence shall be installed along the southern <br />property line of the project site, east of the access driveways. <br />i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included <br />on the Site Plan.
