Plan 1 San Joaquin County Mitigation Monitoring Program,(attached to these Conditions of Approval as <br /> Attachment 1). <br /> 10. Monitoring Agreement: The applicant or the applicant's assignee shall fund the Community <br /> Monitoring and Mitigation Monitoring Programs.The applicantorthe applicant's assignee shall also fund <br /> the County's efforts to monitor compliance with the Tentative Map conditions of approval. [General <br /> Plan Community Organization and Development Policy(19)(j)] <br /> Timing:Ongoing. <br /> LAND USE <br /> 11. Second Unit Dwellings: Second unit dwellings shall be required on at least 6.5 % of the parcels <br /> within the R-VL,R-L,and R-M zoning districts consistent with the preliminary second unit plan approved <br /> with the Tentative Map. The minimum number of second unit dwellings required for Neighborhood L <br /> shall be 50. The Applicant shall place the following note on the applicable Final Maps for recordation: <br /> "Second unit dwellings shall be required on at least lots of the Final Map,consistent with the <br /> preliminary second unit plan approved with the tentative map and Chapter 9-830M of the San Joaquin <br /> County Development Title.The location of a second unit may be amended by Community Development <br /> Department approval only by designation of a replacement lot to receive the second unit. All <br /> replacement parcels must be located within the Tentative Maps for Neighborhood L. Parcels for each <br /> residential subdivision within the R-VL, R-L, and R-M zoning districts shall be consistent with the <br /> preliminary second unit plan approved with the Tentative Maps." <br /> Timing:Condition shall be met prior to recordation of each Final Map. <br /> 12. Multi-Family Development: <br /> a. Compliance with Community Approvals. Future site plans and Improvement plans for the Medium- <br /> High Density(R/MH)and the High Density(R/H)parcels in Neighborhood L,and all tentative maps <br /> for multifamily housing,shall implement all applicable requirements for the Mountain House Master <br /> Plan and all other applicable Community Approvals. [SPII Implementation Measure 3.3.8(1)] <br /> Timing: Conditions shall be met prior to or upon approval of subsequent Tentative Maps and other <br /> development permits for multi-family uses. <br /> b. Density Bonus Units. A total of 13 Density Bonus Units shall be included with the tentative map(s) <br /> for multi-family housing. <br /> Timing:Conditions shall be met prior to or upon approval of subsequent tentative maps for multi-family <br /> development. <br /> c. Medium-High Density(R/MH)Parcels. Multi-familyR/MH housing along the Mountain House Creek <br /> Park shall be planned to maximize exposure to the park by orienting residential units,or outdoor <br /> activity areas,adjacent to the park,to the creek corridor. <br /> Timing: Condition shall be met prior to or upon approval of subsequent Tentative Maps and other <br /> development permits for multi-family uses. <br /> d. Compliance with Fire Prevention Standards. The R/MH and R/H housing units shall each be <br /> provided with a residential fire sprinkler system, or an emergency access road complying with the <br /> Fire Access Road Standards, as adopted by the Board of Supervisors by Ordinance 4178, on <br /> November 8, 2002, shall be provided around each building structure containing R/MH or R/H <br /> housing units. <br /> PA-1000266 — Conditions of Approval 3 <br />
