Private and Public Alleys: Both private and public alleys shall be approved by the MHCSD. <br /> Alleys shall be in compliance with MHCSD and fire department standards for emergency <br /> vehicle access, solid waste removal and parking. Compliance with this condition shall be <br /> evidenced by MHCSD approved in-tract improvement plans. <br /> C. Traffic Calming:The applicant shall implement traffic calming measures into the project, using <br /> traffic circles or other traffic calming measures approved by the MHCSD. Compliance with <br /> this condition shall be evidenced by MHCSD approved in-tract improvement plans. <br /> D. Old River Regional Park: The applicant shall work with the MHCSD to allow for public <br /> comment regarding the design of the Old River Regional Park and any potential changes to <br /> the MHCSD Parks and Leisure Plan. Additional features that may be added by the developer <br /> shall be reviewed and approved by the MHCSD. Compliance with this condition shall be <br /> evidenced by MHCSD approved Old River Regional Park improvement plans. <br /> E. Intersections and Driveways: The intersection of D Drive and 00 Street in Neighborhood L is <br /> too close to Mountain House Parkway. The applicant shall revise the roadway configuration <br /> to achieve the minimum separation as determined by the MHCSD on the final map and in- <br /> tract improvement plans. If during the in-tract improvement plan review by the MHCSD any <br /> other intersections or driveways are found to be too close to an arterial road, the configuration <br /> shall be revised to achieve the minimum separation as required by the MHCSD. Compliance <br /> with this condition shall be evidenced by MHCSD approved in-tract improvement plans. <br /> III. QQUNTY QQUNSEL <br /> 1. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code,the subdivider <br /> shall defend, indemnify, and hold harmless the local agency or its agents, officers, and employees from <br /> any claim, action, or proceeding against the local agency or its agents, officers, or employees to attack, <br /> set aside, void, or annul an approval of the local agency, advisory agency, appeal board, or legislative <br /> body concerning a subdivision, which action is brought within the time provided for in Section 66499.37 <br /> of the Government Code. <br /> IV. The developer shall obtain a Conditional Letter of Map Revision based on Fill (CLOMR-F) to remove <br /> all areas of proposed development from the special flood hazard area prior to approval of the Final <br /> Map.
