shall be taken as recommended in the report and concurred with by Environmental Health prior to <br /> recordation of Final Map (San Joaquin County Development Title, Section 9-905.12(a)(c)) <br /> A review fee of $244 shall be paid at the time of submittal to the Environmental Health Department. <br /> 2. Written Confirmation is required from the Mountain House community Services district that <br /> improvements have been constructed or financial arrangements have been made for any <br /> improvements for public sewer required by the agency. In addition, written confirmation from the <br /> Mountain House Community Services District that the agency has or will have the sewer capacity to <br /> serve the development is also required (San Joaquin County Development Title, Section 9-1100.3) <br /> 3. This project shall be provided with public water service at the time of Final Map recordation. A letter <br /> shall be submitted from the Mountain House community Services District stating that these services <br /> either are bonded for or are in place, prior to final approval (San Joaquin County Development Title, <br /> section 9-1120.2) <br /> 4. Any geotechnical drilling shall be conducted under permit and inspection by the Environmental Health <br /> Department(San Joaquin County Development Title, Section 9-1115.3 and 9-1115.6) <br /> VI. TRACY FIRE DEPARTMENT (Contact: [209] 831-4401) <br /> 1. Fire hydrants within the residential portion of the subdivisions shall be spaced with a maximum <br /> separation of no more than 500 feet measured along a vehicular path of travel.The maximum spacing <br /> shall be reduced by 150 feet for dead end streets and the maximum distance from any point on the <br /> dead end street to a hydrant shall not exceed 200 feet. <br /> 2. Fire hydrant spacing for commercial and industrial areas shall be determined by the fire flow <br /> requirements specified by the Fire Code under adoption but in no case less than every 350 feet. <br /> 3. Fire hydrants shall be installed on both sides of the street when the streets exceed four or more lanes, <br /> has a raised median, center divider or is in excess of 88 feet in width. <br /> 4. No hydrant shall be placed within a residential alley of less than 30 feet in width. Such alleys shall be <br /> restricted to no parking, no storage or placement of garbage refuse cans or containers and shall be <br /> restricted to one way thru traffic only. All hydrants located within an alley shall be protected from <br /> physical damage in compliance with section 312 of the 2010 California Fire Code with a clear working <br /> space about the hydrant of not less than 36". Alleys shall be provided with appropriate entrance and <br /> exit approaches capable of being utilized by existing fire apparatus and equipment. <br /> 5. All alley's and streets, private or public, of less than 50 feet in width shall have restricted parking as <br /> deemed necessary by Fire Code Official. Said streets, access roads and alley's shall be provided with <br /> appropriate signage and curbs painted with red paint. Typical signage shall read "No Parking-Fire <br /> Lane" <br /> 6. Fire Department connections shall be placed within 150 feet of a hydrant. <br /> 7. All new single family residential construction shall be provided with a sprinkler system complying with <br /> the provisions of NFPA 13D, or Section R313 of the California Residential Code. <br /> 8. All multifamily residential construction shall be provided with a sprinkler system, alarms and monitoring <br /> in compliance with the provisions of Chapter 9, sections 903 & 907 of the 2010 California Fire Code. <br /> 9. All structures, residential, commercial, industrial and tenant spaces shall be provided with premises <br /> identification clearly posted on the structure, of contrasting color and of adequate dimension to be <br /> viewed from the street in either directions of travel. Minimum size of building identification shall comply <br /> with the provisions of section 505.1 of the 2010 CFC. <br /> PA-1000266— Conditions of Approval 20 <br />
