Hazelton Avenue <br />Stockton, CA 95205 <br />Attention: Mr. John Funderberg <br />Subject: Planning Level Will Serve Letter for Water, Wastewater and Storm Drainage Service <br />Unit 1 -Woodward Ave APN 241-52-016 <br />Dear Mr. Funderberg: <br />This letter addresses the willingness of the Oakwood Lake Water District to provide water, <br />wastewater and storm drainage services to Oakwood LT Ventures ll's ("Applicant") proposed <br />Project and the Property described herein and as shown in Attachment A (Unit 1 ). <br />Applicant <br />This will serve letter is in response to Oakwood LT Ventures II ("Applicant") proposal to develop <br />the described Property per the Project Description below. <br />Property Description <br />The District understands that Unit 1 one parcel, APN 241-52-016 which is owned by the <br />Applicant. Unit 1 is entirely within the District's boundaries. The District currently holds a blanket <br />utility easement over this property. In accordance with the terms of an existing agreement <br />between the District and the Applicant the blanket utility easement over APN 241-52-016 will be <br />quit claimed to the Applicant when wastewater service to Manteca is established. <br />Project Description and District Understanding <br />The Applicant desires to subdivide the above referenced parcel. The District understands that <br />the area is being proposed for thirty two (32) single family homes. The District understands that <br />a General Plan Amendment and a zoning reclassification from CR (Commercial) to RM <br />(Residential Medium Density) are required to allow the proposal to move forward. This will-serve <br />letter is based on those understandings. <br />Potable Water Service <br />The District is willing to serve the subject Project and Property with Water Service based on <br />normal use and the proposed land use with fire flow and storage requirements as will be <br />determined by the Lathrop Manteca Fire District upon the conditions herein and in conformance <br />with applicable District, local, county, state, and federal guidelines and requirements.
