Lafferty Communities Oakwood Shores – Area 1 <br />12921.000.003 Modified Phase I Environmental Site Assessment <br /> <br /> <br /> Page | 7 May 28, 2021 <br /> <br />FEATURE TYPE OBSERVATIONS <br />Polychlorinated Biphenyls (PCBs) <br />Containing Equipment <br />No potential PCB-containing equipment, including <br />transformers, were observed within the Property during our site <br />reconnaissance. <br />Hazardous Substances and <br />Petroleum Product Containers <br />No hazardous substance or petroleum product containers were <br />observed on the Property at the time of our reconnaissance. <br />Pits, Ponds, and Lagoons No pits, ponds, or lagoons were observed within the Property <br />at the time of our reconnaissance. <br />Stained Soil/Pavement No stained soil or pavement was observed within the Property <br />at the time of our reconnaissance. <br />Stressed Vegetation No signs of stressed vegetation were observed on the Property <br />at the time of our reconnaissance. <br />Solid Waste/Debris No disposal of solid waste was observed at the subject <br />property. <br />Stockpiles/Fill Material <br />Stockpiles of fill material were observed on the western <br />Property during the reconnaissance. Based on our review of <br />previous geotechnical reports, the entirety of the Property is <br />covered in non-engineered fill from the mass grading activities <br />conducted between 2004 and 2006. <br />Wastewater No wastewater conveyance systems were observed at the <br />Property during the reconnaissance. <br />Wells No wells were found within the Property during our site <br />reconnaissance. <br />Septic Systems No septic systems were found within the Property during our <br />site reconnaissance. <br /> <br />3.3 ASBESTOS, LEAD, AND PCB-CONTAINING MATERIALS <br /> <br />An asbestos, lead, and PCB-containing building material survey was not conducted as part of this <br />assessment. No structures are currently located on the Property. <br /> <br />4.0 INTERVIEWS <br /> <br />Mr. Jim Idleman completed Client-based and Key Site Manager-based environmental site <br />questionnaires pertaining to user-related applicable environmental information regarding the <br />Property. In the questionnaires, Mr. Idleman did not identify potentially environmentally related <br />issues with the Property. The questionnaires are presented in its entirety in Appendix G. A <br />summary is provided below. <br /> <br />Mr. Idleman is unaware of commonly known, reasonably ascertainable, or specialized knowledge <br />indicative of releases or threatened releases that is material to the potential presence of RECs. <br />Mr. Idleman has indicated that the purchase price of the Property is reflective of fair market value <br />of the Property. <br /> <br />5.0 AGRICHEMICAL IMPACT ASSESSMENT <br /> <br />Review of historical records indicates that the Property has been used as agricultural land since <br />at least 1968. Since the Property was historically used for agricultural activities, an agrichemical <br />assessment of the surface soil was conducted to evaluate the potential for residual concentrations <br />of organochlorine pesticides (OCPs), arsenic, and lead. <br />
