Lafferty Communities Oakwood Shores – Area 1
12921.000.003 Modified Phase I Environmental Site Assessment

Page | 3 May 28, 2021

is underlain by Holocene-aged Dos Palos Alluvium (Qdp), which primarily consists of flood basin
and overbank deposits of interbedded sand, silt, and clay, and Pleistocene-aged deposits of the
Modesto formation (Qm), which primarily consists of interbedded clay, silt, sand, and gravel.

Geocheck – Physical Setting Source Summary of the Environmental Data Resources, Inc. (EDR)
report (Appendix A) indicated 1 Federal United States Geological Survey (USGS) and 24 State
wells located within 1 mile of the Property. Well Number USGS40000185540 is mapped
approximately ½ to 1 mile east of the Property, and one groundwater level measurement of
approximately 28 feet below the ground surface is reported for this well.

In 2019, ENGEO published a geotechnical exploration report for the area, and observed static
groundwater in all of the exploratory borings that were conducted for the report. The observations
are summarized in the table below (ENGEO, 2019):

TABLE 1.5-1: Groundwater Observations
EXPLORATION
LOCATION
APPROX. DEPTH
TO GROUNDWATER
(FEET)
APPROX. GROUNDWATER
ELEVATION
(FEET, WGS 84)
1-B1 10 8
1-B2 8 8
1-B3 15½ 9½
1-B4 10½ 8½
1-B5 14 12

Groundwater elevations are approximate and were estimated using elevations obtained on
Google Earth (WGS 84). Fluctuations in the level of groundwater may occur due to variations in
rainfall, irrigation practice, and other factors not evident at the time measurements were made.

We reviewed the Department of Water Resources On-line Water Data Library for depth to water
in the vicinity of the Property. The website identified 5 wells within 1 mile of the Property.

The site-specific depth to groundwater and direction of groundwater flow was not determined as
part of this assessment. Fluctuations in groundwater levels may occur seasonally and over a
period of years due to variations in precipitation, temperature, irrigation, and other factors.

We reviewed the Department of Conservation, Geologic Energy Management (CalGEM), formerly
the Department of Conservation, Division of Oil, Gas, and Geothermal Resources (DOGGR),
website and map database to determine if any historic oil and/or gas wells were located within
the Property. One well was mapped within 1 mile of the Property.

2.0 RECORDS REVIEW

2.1 PROPERTY RECORDS

2.1.1 Title Report/Ownership

The Title Report lists recorded land title detail, ownership fees, leases, land contracts, easements,
liens, deficiencies, and other encumbrances attached to or recorded against a subject property.
Laws and regulations pertaining to land trusts vary from state to state and the detail of information
