As a result, ENGEO utilizes a Title <br />Report, when provided to us, as a supplement to other historical record sources. <br /> <br />A Preliminary Title Report for the Property, prepared by Old Republic Title Company and dated <br />April 21, 2020, was provided for our review. The Property title is vested in Beck Properties, Inc., <br />a California corporation. No references to environmental liens, deed restrictions or other potential <br />environmental issues were noted. This report is included in Appendix B. <br /> <br />2.2 HISTORICAL RECORD SOURCES <br /> <br />The purpose of the historical record review is to develop a history of the previous uses or <br />occupancies of the Property and surrounding area in order to identify those uses or occupancies <br />that are likely to have led to RECs on the Property. <br /> <br />2.2.1 Historical Topographic Maps/Aerial Photographs/Sanborn Maps <br /> <br />Historical USGS topographic maps, aerial photographs, and Sanborn Fire insurance maps were <br />reviewed to determine if discernible changes pertaining to the Property had been recorded. EDR <br />provided the following maps and photographs, presented in Appendices C and D. Sanborn Fire <br />Insurance maps were not available for the Property. Land south of the <br />Property is vacant and densely vegetated. In the 1946 photograph, a graded pad just south of the <br />Property is visible, and by 1957, a residential dwelling has been developed on the graded pad. <br />Since at least 1963, the Property has been utilized for row crops. <br /> <br />Unpaved roads that traverse the Property from east to west are visible in the 1975 aerial <br />photograph. In the 1975 aerial photograph and 1976 topographic map, a lake is visible northwest <br />of the Property. The 1976 topographic map indicates a cluster of buildings have developed south <br />of Weatherbee Lake and south of the Property, and a residential community has been developed <br />southwest of the Property. <br /> <br />In the 1982 aerial photograph, the lake bed appears to have been expanded to the east but <br />appears dry. Recreational vehicle parking has been expanded to the north and within the western <br />half of the Property. By the 1993 aerial photograph, the vegetation on the western half of the <br />Property is dense. <br /> <br />By 2006, all vegetation has been cleared from the Property and a water tank is present to the <br />east of the Property. Based on our review of previous geotechnical exploration reports, we <br />understand that vegetation was cleared during mass grading operations on the Property and <br />adjoining parcels to the north, east, and west, as part of the master-planned Oakwood Shores
