CITY OF STOCKTON
COMMUNITY DEVELOPMENT DEPARTMENT
Permit Center • 345 N. EI Dorado Street • Stockton, CA 95202-1997 • 209 / 937-8266 • Fax 209 / 937-8893
www.stocktongov com/cdd
March 27, 2023
Alisa Goulart
Project Planner
County of San Joaquin
Community Development Department
1810 E. Hazelton Ave.
Stockton CA 95205
RE: PA -2100168 (GP), PA -2100169 (ZR) and PA -2100170) SA — Proposed GPA,
Rezone and Site Approval for multi -use development at 4860 E. Main St
(APN 173-210-14)
Dear Alisa
City staff has reviewed the subject application referral. The subject site is located east of
the Stockton city limits, to the east of SR99, and is located within the City's general plan
boundary. The Envision Stockton 2040 General Plan designates the subject site and
adjacent areas as Low Density Residential.
The proposed project is not consistent with the City's General Plan land use designation of
Low Density Residential. However, City staff recognize the benefits of neighborhood -
serving commercial and cornmunity-based development in residential areas.
The City of Stockton supports the project as proposed, so long as its development occurs
consistent with applicable City standards. These standards include the City's standard
specifications
(http://www.stocktonca.gov/qovernment/departments/publicWorks/enginStand.htmi) and
Development Code provisions
(https:Hlibrarv.gcode.us/Iib/stockton ca/pub/municipal code/item/title 16).
If you would like to discuss this letter, please contact me at brad ley.walica)stocktonca.gov
or 209.937.8195. Thank you.
Brad Wall, Planning Manager
City of Stockton l Community Development Department
Planning Commission Staff Report, PA -2100168, -169, -170 (GP, ZR, SA) 14
Response Letters
