<br />Soil Suitability and Nitrate Loading Study <br />LABARBER PROPERTY <br />20157 Little John Road, Stockton, California 95215 <br /> <br /> <br />1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> <br />AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br />(Study) for the property located at 20157 Little John Road, Stockton, California (site or <br />subject property). The purpose of this Study is to determine the potential impact from <br />nitrate loading and the suitability of the subsurface for an onsite wastewater treatment <br />system (OWTS) due to the proposed development of a residence and septic system at <br />the site, and the future use of the property. The study was performed in accordance with <br />the requirements of Section 9-1105.2(d) of the San Joaquin County Community <br />Development Department (SJCCDD). The scope of work included a soil percolation test, <br />groundwater sampling of the onsite domestic water well, review of published soil and <br />groundwater information, local septic use and permit research and estimated nitrate <br />impact to soil and groundwater at the site. The site and surrounding area are illustrated <br />in Figure 1. A site plan depicting structures, the percolation test hole location, and the <br />planned locations of the proposed residence and septic system are illustrated in Figure 2. <br /> <br /> <br />1.1. DESCRIPTION OF SITE <br /> <br />The location of the site, surrounding properties and general setting is illustrated on the <br />Peters topographic map (7.5 Minute United States Geological Survey (USGS) <br />Topographic Series, California). The site is located in the southern portion of Section 26, <br />Township 1 North, Range 8 East, Mount Diablo Base and Meridian (Figure 1). <br /> <br />The map shows the property located at an elevation of approximately 80 to 90 feet above <br />mean sea level in an area of low topographic relief. The regional slope of the area is <br />relatively gentle and dips toward the west-southwest. The property is located on Little <br />John Road, approximately 0.5-mile west of the intersection of Little John Road and East <br />Oakwood Road. The site consists of a 2.500-acre parcel identified as San Joaquin County <br />Assessor Parcel Number (APN) 185-080-540. The current land use type of the property <br />is single-family residential, and the current zoning is listed as general agricultural. The <br />existing structures on the site include a 2,579-square foot, single story dwelling, a barn, <br />a shop, and a domestic water well. The property is provided potable water from the <br />existing domestic water well located in the southeast portion of the site (Appendix A; <br />Figure 2). <br /> <br /> <br />1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> <br />The proposed development will include the addition of an approximately 1,120 square <br />foot, three-bedroom modular home and a septic system. The proposed septic system will <br />be located in the northwestern portion of the property, to the north of the proposed home
