They include Use <br />Parmits. Subdivision Maps, Site Approvals, Improvement Plans, and Building Permits, all <br />of which must be Consistent with previously adopted plans_ <br />Development Agreements <br />Specific plan II implementation includes the execution of the SpecKia Plan II Development <br />Agreement, which is a companion Agreement to the Master Plan Developime-ntAgreement <br />between Trimairk GaMrnuaities--L-ILJGI'the Master l3eveloper and San Joaquin County, <br />'these Agreements, as well as additional Agreements between other land owners and the <br />County, further delineate the rights and responsibilities of each party in ttie development of <br />Meuntain House_ <br />Environmental Review <br />A Master Elis for the Master Plan and first Specific flan (SPI) was certified in 191)4. <br />Additional environmental review will be required to ensure that Speck Plan II complies <br />With the provisions of the California Environmental Quality Act (CEQA) and raquiremants <br />of previously approved environmental documents. <br />Controlling Vocument <br />In cases where this Specific Plan may be interpreted differently from the Master Plan, tttie <br />development Title, other ordinences, or other plans slrxi prograrns, the provislcns of this <br />5pecifC Pian will apply. <br />Annexations <br />Along with the implementation of SPII, annexations of various residual portlons of the <br />r-ommunity to the MHCSD and the Byron Bethany Irrigatton District (15151 D) will occur, <br />through San Joaquin County LAFCO. <br />CHAPTER ONE SPECIFIC PLAN INTRODUCION PAGE- 1.6 <br />Resolution Template 01/2017 <br />
