Where the edge is privately awned, the <br />edge may have a oflncrete wall or a sloping stone edge. <br />The existing Old River home sites are located in the northern portion of Neighborhood Ir at <br />elevations of approximately 10-43 feet. The existing 30 -foot wide roadway (Kelso Road} <br />and roadway easement that provides access to these home sites runs parallel to Old River <br />at approximately elevation four feet_ The north half of the roadway easement is located nn <br />individual home sites, while the south had falls within Trimark property_ A new, private <br />rural roadway will he constructed with the centerline on the existing roadway. <br />Figures 4.9 and 4.10 describe the integration of the 0 I River home sites into the new <br />pattern of roads and parcel elevations within Neighborhood I. These measures will <br />provide for access, buffering, grading and drainage, and availability of urban utilities, as <br />follows: <br />■ The existing elevations of home sites and roadway will be maintained, A fill slope <br />wil I start at the south edge of the roadway easement and shall generally rise at a <br />maximum slope of 4; 4, as practical, to meet the elevation of new residential lots (or <br />the closest prorate property line) within Neighborhood L The width of the fill slope <br />area will vary depending on the amount of grade to to accommodated. <br />• The fill slaps will be planted with native or naturalized palette of trees, shrubs, and <br />groundcove r to screen the Old River home sites from new development. This fill <br />slope south of the new roadway will be maintained by a tinancinWmaintenance <br />erdity acceptable to the MHCSD. <br />• A wall ar decorative fence will be placed at the top of the fill slope_ This may <br />consist of a solid wall or view fence no more than seven feet in height. At the end <br />of cul-de-sacs, this edge treatment will be a view fence (see Figure 4.9: Old River <br />Homesites Pian)_ <br />• Access to the Old River home sites roadway will be provided via a local street <br />eonnection through Neighborhood 4F4em C -PRI '1 POA. -May OqH aGeP1 +h Q vel <br />CeF4eF All urban utilities in Neighborhood I wil I be extended within Wx *4aaal <br />sl{eetKelao Road in a manner capable of seining the Old ;Aver Homesites_ <br />sShould the owhers of those properties elect to receive public water and s;w <br />frarn the MHCSID, they will need to annex into the Mountain House Community <br />Services district. <br />• Urban runoff from OW River home sites will he directed to a drainage swale at the <br />botlom of the fill slope, where it will flow west, paraliei to the roadway easement, to <br />a colleGtian basin at the T)orthwest corner of Neighborhood I. From there, runoff <br />will either be pumped to Old River or the Mountain House storm water system, or <br />conveyed by gravity flow. <br />SPIT Implementation Measures <br />1.
