MOUNTAIN HOUSE SPEQFIC PLAN Il <br />4.3.4 Landscape Design <br />Master Plan Summary <br />The Master plan proposes that the Mountain House landscape create a diverse, stable <br />environment in keepirig with the landscape patterns of the San Joaquin Valley and utilizing <br />tong4ived and low -maintenance plant species Ihat are native to the region or well -adapted <br />to the climatic and soils conditions of the site. Landscape improvements are to require <br />minimal maintenanoe and irrigation, and maaamize the use of native and drought tolerant <br />plant matertals. These provisions are described and implemented through the MH GSD <br />Design Manual, the Single Family and Multi -Family design Manuals, and the Commercial. <br />Office, and Industrial Design Manual. <br />Each Specific Pian will describe any specific landscape provisions that are applicable only <br />to that Specific Plan Area, such as tree selection for Collector streets, designated accent <br />tress for each neighborhood, anC typical design of entries including species and <br />piaoernent, Special Purpose Plans For focus areas will describe a comprehensive <br />landscape treatment for the subject area. Such landscape treatment will be coordinated <br />with architecture. lightrLg, signage, and site Furnishings. <br />A variety of windbreak landscape treatments are to be used to define use areas, establish <br />visual points of reference, and provide protection from the prevailing winds. Windbreaks <br />of trees should be utilized within parkcs and school sites and with other land use <br />development parcels as needed_ <br />Landscaping plans that include walis and fences, trails, sidewalks, bikeways and a <br />conceptual layout of plant species and sizes for bath existing and proposed roadways of <br />Cvllector cla"IficetiQri and above, and other edge "alments will be included in all <br />Specific Plans after Specific Plan 1. The landscaping plans included in each Sperafc Flan <br />will be used as criteria to review the daskgn and landscaping {glans of all major projects <br />within the community prior to construction. <br />Plan Description <br />Landscape standards WSPil public areas are described bythe MHCSD Design Manual, <br />The; ,F,ia* G wn &t LVMpuntain House, Single Family, Multl-Family, and <br />Commercial, Office and Industrial Design Manuals provkde direction for private areas <br />Landscape design for each neighborhood will he prepared in a manner consistent with the <br />Master Plan provisions summarized above, and with the requirements of the MHCS D <br />Manual and Trimark Community, LLC Design Manuals_ Beyond ti,e proldisions of these <br />documents, there are no special landscape requirements anticipated for the SPH <br />neighWrhZods, plant palettes will be selected from these documents, and a list of plant <br />mate6als for local streets and neighborhood accent trees will be provided in coordination <br />with architectural them ing prior to Final Map. Neighborhood plant palettes will provide for <br />differing landscape themes between neighbonccods. <br />SPIT Implementation Measures <br />1.
