Focus Area Requirements, Please refer to Sections 4,4 t4 4.7 of this chapter <br />for specific requirements tar uses within Focus Areas. <br />4.4 TOWN CENTER <br />Master Plan Summary <br />The Master Plan proposes the Town Center as an active, mixed use "downtawn" that will <br />create a sense of incus for the Mountain House community, The Town Center will <br />function as a gathering and activity area acrd will provide the principal opportunities foT <br />specialty shopping. entertainment, office, public -serving uses such as administrative and <br />civic buildings, and high density housing, all located in close proximity within a pedestriar- <br />scaled urban setting. <br />The Town Center will be surrounded by Major andlor Minor Arterial streets. Central <br />Parkw2iy will function as a pedestrian, automobile and transit north -south earridor [hat <br />connects the majority of the neighborhoods with the Town Centsr. Adjacent struts and <br />pedestrianlbicycle systems will facilitate access to the Town Center_ A transit center will <br />be provided within the Central Cflmmercial area. The Mountain House Creek pedestrian <br />corridor will connect to the Town Center via Main Street and public park areas, <br />The Master Plan requires that the entire Town Center be inciude-d in one Specific Plan that <br />includes the mixed use portion, the Central Commercial Center, the Transit Center, and <br />the area north to Mountain House Creek., planned predominately for open space and <br />public uses. <br />Design Guidelines consistent with the Mountain House Master Plan and o9wr County <br />adapted plans for Mountain House are also required prior to approval of Final Maps, <br />CHAPTER FOUR DEVELOPMENT AND DESIGN PAGE 4.29 <br />Resolution Template 01/2017 <br />
