MOUNTAIN HOUSE SPECIFIC PLAN II <br />4A NEIGHBORHOOD CENTER FOCUS AREAS <br />Master Plan Summary <br />The Master Plan requires a Special Purpose Plan for Neighborhand Centers, <br />Altarnstively, a Special Purpose Plan may not be necessary If a sufficlent level of detail for <br />the Neighborhoad Center is included in Iha Specific Plan. <br />Plan Description <br />This Sperft Plan li, combined with the fufasder C7eyeto�r <br />Mountain House Commercial. Office & Industrial Design Manual as referenced, will serve <br />as the Special Purpose Plans for Neighborhood Centers within SPIT. This document <br />describes the wriceptual layout and design and requirements relative to uses, lacalion5, <br />access, physical relalwshlps, pedestrian facilities, and service requirements for each <br />Neighborhood Center, and provides an adequate level of delsiI Such that the need for and <br />delail of subsequent, discretionary permits may be minimized Where development <br />applications ate found Consistent with this Specific Plan_ <br />There are five Neighborhood Oenters in SPI 1, four in the family neighborhoods of <br />Neighburtioads C, D, H, and L, and one in the mored active adult and family neighborhood <br />of Neighborhood K. Each Neighborhood Center includes a K-8 school with a Contiguous <br />neighborhood park and a one -acre neighborhood commercial area surrounded by <br />residential uses (see s 4.21 to- 4.25). <br />Neighborhood Centers are located in the middle of each neighborhood, providing easy <br />access from all surrounding residential areas. Each site is unique in sflape -and erientahon <br />in order to reinforce the identity of each neighborhood. A primary goal is to provide for the <br />integration of uses and activities within and adjacent to the Neighborhood Center. A <br />variety of public and private uses are encouraged with a common architectural and <br />landscape theme used thraughoul. Compatible with the residential character of the <br />neighborhood, Shared use of school buildings, park and school fatalities and school <br />parking is anticipated_ <br />'file K-8 schools ara the largest sand uses willrin the Neighborhood Centers. Each school <br />occupies approximately 16 acres in a central location wilhin the neighborhood. The <br />designs facilitate community use of facilities during non -school hours, pursuant to the Joint <br />Use FacNties Agreement between the lammersville Unified School. District and the <br />MHC8D. <br />A flve�2cre Neighborhood Park will be located adjacent to each school site (see Figure <br />11: SP1I land Use).
