MOUNTAIN HOUSE SPECIFIC PLAN II <br />Neighborhood Commercial <br />33. Building Siting. Buildings shall be located adjacent to the collector street <br />with parking and service to the rear or sides. Main entrances shat{ face the <br />collector street. <br />Setbacks should be minimized for buile ing entries facing the street (see the <br />Mountain House Development Title). <br />Outdoor eating, gathering, or other plaza areas shall be Included in the <br />subsequent site plans. <br />34. }lehlcnlar Access and barking. Off-street parking shall be rotated to rear of <br />huiIdings_ Additional parking wi[I be available on adjacent streets. <br />35, Pedestrian and Bicycle Access. Bicycle access will be provided from <br />calluctor streets (Class Itl routes). Pedestrian access shall ba from <br />sidewalks. Landscaping_ Landscaping shall utilize the designated neighborhood via <br />palette far shade trees and flowering accent trees per the MHCSO Design <br />Manual or Roadway Landst:ape Plan, as applicable. Entries and <br />intersections shall utilize flowering accent plant material. Streets and <br />walkways shall be flanked by shade trees. <br />Trellises, arbors, fountains, special leaving or other such elements should be <br />used to enhance the pedestrian environment and reinforce the common <br />theme. <br />38. Walls. A masonry soundlpdvacy wall shall be provided between parking <br />areas and any abutting residential uses. <br />39. Lighting. Lighting fixtures shall match fixtures selected for the entire <br />Neighborhood Center (see the IVHCSd Design Manual). Pedestrian scale <br />fixtures, walk lighting, building entry lighting or other accent lighting shall be <br />provided.
