sanJoaquin county Project Description <br />2.4.4 Neighborhood 1 <br />• Redesignate approximately 20 acmes from Commercial Recreation CS to PF (Public Facilities - <br />Community Park). This is the relocation of North Community Park from its current location <br />east of Central Fark-way and north of Syron Road. <br />Reference Figure 2-4 for Neighborhood I existing and proposed amendments. <br />2,4.5 Neighborhood L <br />• Redesignate 22 acres from Community Park to PF (Public Facnities-Private). <br />• Relocate the K -S School approximately 1,000 feet south of its prior proposed location. <br />• Relocate Neighborhood Paris approximately 1,300 feet south of its prior proposed location. <br />• Relocate 1 -acre Neighborhood Commercial site approximately 1,309 feet south-east of its <br />etasting location. <br />Reference Figure 2-4 far Neighborhood L existing and proposed amendments. <br />2,4.6 Utilities <br />Dnsite utilities would include electricity and natural gas, domestic water, wastewater, and storm <br />drainage facilities, which were all analyzed in the 1994 MEIR and 2004 [SIM ND. All onsite utilities <br />would be designed in accordance with the current Master Plan and Specific Plan IL applicable <br />county codes, standard engineering practices. and MHCSD standards and specifications, and would <br />not substantially change from the Specific Plan IL <br />2.4.6.1 Energy <br />As under the current: approved Master Plan and Specific Plan II, electricity would still he provided by <br />Modesto Irrigation District (MID) and gas service provided by Pacific Gas & Electric Company <br />(PG&E). These two entities would be responsible for constructing any necessarye_t-tension aftheir <br />infrastructure to serve the project. AMID substation was constructed outside Mountain House, on <br />the south side of Kelso Road in Alameda County and would serve the project. Construction of this <br />substation was the subject of a separate environmental review document (Modesto Irrigation <br />District 2018). <br />2.4.6.2 Domestic Water <br />MHCSD provides potable water to the Mountain house colnlnunity and would provide water to the <br />project Domestic water demand is based upon Land use and dernand factors established by the <br />MHCSD. Dem and factors used for this analysts are consistent with the updated and approved 2020 <br />Potable Water System Master Plan Update. dated November 2020, and prepared by West -Yost. In <br />accordance with existing entitlement documents, a 14 percent water conservation reduction in <br />demand is used. The overall increase to domestic water demand for the proposed project (maximum <br />daily water demand [MDWDj) is 115r223 gallonsperday(gpd] or 0.115milliongallomper day <br />(mgd). The 202-0 Potable Water System Master Plan Update identifies a buildout projection to <br />require a Water Treatment Plant [WTP) expansion to a total of 16.2 mgd.
