The existing locations of the buildings and estimated location of the
septic system are depicted in Figure 2.

1.3. PARCEL VICINITY LOCATION MAP

San Joaquin County Assessor’s Map Book 1 Page 19 depicts the site parcel (APN 001-
190-660) in the southwestern portion of the page. The parcel is bordered to the north
(001-190-650), west (001-150-450), south (001-300-010) by single-family residential
property. The east is bordered by Thornton Road. The parcel vicinity map and a satellite
overview map are included in Appendix A.

1.4. SITE MAP

A plan of the specific site features (i.e., structures, drives, wells, septic systems, large
trees, pastures, etc.) is illustrated in Figure 2.

2.0. PRESENT AND PAST USAGE OF SITE

The property is currently being used for commercial and residential purposes. The
property is developed with a total of five buildings. The current large commercial building
was erected on the property prior to the early 1990s. Prior use of the buildings consisted
of a 1,700 square feet restaurant space, 1,300 square feet bar space, 600 square feet
retail space, and three rented homes. The proposed use of the large commercial building
is for a research facility. The 600 square feet retail building is vacant, and the three homes
will remain as residential use. The property is situated approximately 6.8-miles southwest
of the city of Galt in the northern portion of San Joaquin County, California.

2.1 POTENTIAL SITE PROBLEM ASSESSMENT

Water supply for the property is currently provided by a public water municipality. There
is no domestic water well present on the property.

3.0. EXISTING AND PROPOSED SEPTIC TANK USAGE

The existing septic system includes a commercial/residential system located in the center
of the property (Figure 2). It is AGI’s understanding that the septic system is connected
to the three residential and two commercial buildings on the property. No septic permits
or records are on file at the San Joaquin County Environmental Health Department (EHD)
for the subject property; and AGI could not locate or obtain any information about the
existing septic system.
