CONDITIONS OF APPROVAL <br /> PA-2100120 <br /> SANIDHYA DHIR, SUNEHA HOLDINGS, LLC,ALTAMONT HILLS, LLC,AND SOUTH ORANGE AVE, <br /> LLC/CARLSON, BARBEE AND GIBSON, INC. <br /> Major Subdivision Application No. PA-2100120 was approved by the Planning Commission on <br /> November 3,2022.The effective date of approval is November 13,2022.These tentative map approvals <br /> will expire on November 12, 2025, which is 3 years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and(2)a Final Map has been filed with and accepted <br /> by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact John B.Anderson: [209]468-3121) <br /> GENERAL <br /> a. Tentative Map Compliance: The Final Map shall be in substantial compliance with the Tentative <br /> Map dated August 16, 2022, by CBG Engineering (attached as Exhibit A), and all Conditions of <br /> Approval. <br /> 1. The project shall comply with applicable policies of the Mountain House Master Plan and all other <br /> applicable Community Approvals. <br /> 2. Minor modifications to street and lot configurations may be allowed by the Community <br /> Development Director without requiring a new subdivision map application or a Revision of <br /> Approved Actions application. <br /> 3. Secondary housing units are required to be designed and built within 10% of the homes built <br /> within this project. This project has designated 15 lots for the construction of secondary units as <br /> indicated on Sheet TM8 of the Tentative Map. The Community Development Director may allow <br /> the location of the secondary units to be adjusted though the Building Permit process. <br /> Timing:Prior to Final Map approval and any other Development Approvals subsequent to the <br /> Tentative Map. <br /> b. Subsequent Approvals: All subsequent discretionary and ministerial approvals shall be subject to <br /> Design Consistency Review (DCRC) and shall be consistent with the conditions of approval for the <br /> Tentative Map, Pursuant to Chapter 9-205.8M of the County Development Code.The Final Map shall <br /> be recorded containing the following note: <br /> "All subsequent discretionary and ministerial approvals within the boundaries of this subdivision map <br /> shall be subject to Design Consistency Review (DCRC) and shall be consistent with the conditions <br /> of approval adopted for the Tentative Map." <br /> Timing:Prior to Final Map approval and prior to issuance of development permits. <br /> c. Consistency: The Final Map, improvement plans and all subsequent development and building <br /> applications within the boundaries of the Tentative Map shall be reviewed by the San Joaquin County <br /> Community Development Department and found consistent with the approved Tentative Map, <br /> including all conditions of approval,the Mountain House Master Plan, Specific Plan III, Development <br /> Title, and all other applicable Community Approvals. <br /> PA-2100120—Conditions of Approval 1 <br />
