14. Digital Files: A PDF and AutoCAD file of: <br /> • The approved Improvement Plans shall be submitted to the MHCSD prior to issuance of <br /> encroachment permit. <br /> • The record drawings for the approved Improvement Plans shall be submitted to the MHCSD <br /> prior to the acceptance of the off-site improvements. <br /> 15. BBID Canal: The BBID canal easement shall be abandoned prior to or in conjunction with the <br /> recordation of the Final Map. Any easements to be abandoned that belong to Byron Bethany <br /> Irrigation District(BBID)shall not be abandoned without prior approval of BBID. <br /> 16. Agricultural Drainage Improvement Phasing: If applicable a Surface and Subsurface Drainage <br /> Facilities Relocation and Improvement Plan for Tract 4040 and adjacent areas shall be submitted <br /> to and approved by BBID and Mountain House Community Services District prior to recordation <br /> of the final map. The plan shall include but not necessarily be limited to the following: <br /> • Phasing for relocation and improvement of surface and subsurface drainage facilities. <br /> Identification of dewatering areas and temporary or permanent methods for the dewatering <br /> system and connections to the storm water collection system as determined necessary by <br /> the plan. <br /> • BBID encroachment permits <br /> • Condition shall be met prior to the recordation of the final map. <br /> b. Traffic and Transportation <br /> 1. The Developer shall improve all streets shown on the plans and other transportation <br /> improvements as described in the following: <br /> • The street improvements shall include all street pavement, curbs, gutters, sidewalks, <br /> landscaping, lighting, signs underground utilities, etc. <br /> • For the purposes of pedestrian safety conduct a traffic signal warrant analysis for the <br /> intersection of Central Parkway and Nasergholi Avenue. If warranted the applicant shall enter <br /> into a separate subdivision improvement agreement with MHCSD and bond for the traffic <br /> signal prior to final map approval and prior to first building permit shall install the traffic signal <br /> and fiber optic line along Central Parkway from Nasergholi Avenue to Grant Line Road and <br /> connect fiber optic line to the fiber optic hub and controller cabinet at the intersection of <br /> Central Parkway and Grant Line Road. <br /> • If the signal at Central Parkway and Nasergholi Avenue is not warranted the applicant shall <br /> enter into a separate subdivision improvement agreement with MHCSD and bond for a <br /> rectangular rapid flashing beacon (RRFB) at the intersection of the Central Parkway and <br /> Nasergholi Avenue prior to recordation of the final map and install the RRFB prior first <br /> building permit. <br /> • For the purposes of pedestrian safety conduct a traffic signal warrant analysis for the <br /> intersection of Central Parkway and La Barbera Avenue. If warranted the applicant shall bond <br /> for the traffic signal prior to final map approval and prior to first building permit shall construct <br /> the traffic signal and fiber optic line along Central Parkway from La Barbera Avenue to Grant <br /> Line Road and connect fiber optic line to the fiber optic hub and controller cabinet at the <br /> intersection of Central Parkway and Grant Line Road and any intermediate traffic signal. <br /> • If the signal at Central Parkway and La Barbera Avenue is not warranted the applicant shall <br /> enter into a separate subdivision improvement agreement with MHCSD and bond for a RRFB <br /> at the intersection of the Central Parkway and La Barbera Avenue prior to recordation of the <br /> final map and install the RRFB prior to first building permit. <br /> • Prior to final acceptance bike route sign and stripe shall be installed along Nasergholi <br /> Avenue. <br /> PA-2100120—Conditions of Approval 7 <br />
