building permits for the dwelling units in Tract 4040 and construction shall be completed prior <br /> to the issuance of 80% of the building permits for the dwelling units in Tract 4040. <br /> 6. Prior to recordation of final map, the applicate shall enter into a separate subdivision <br /> improvement agreement and bond for all landscaped areas that will be dedicated to MHCSD <br /> and shown on sheet TM-5 of the Preliminary Pedestrian and Open Space Plan, dated August <br /> 16, 2022, and also shown on sheets TM-9 through TM-10 of the Schematic Landscape Design <br /> Overall Landscape Plan, dated August 17, 2022 of the Tract 4040 Neighborhood Tentative <br /> Map Package. <br /> 7. All landscape and lighting district areas shall have their own dedicated water services, electric <br /> services and irrigation systems separate from other systems owned and maintained by <br /> MHCSD. Timing: Prior to approval of civil improvement plans, joint trench and street lighting <br /> plans and landscape improvement plans. <br /> 8. A 6-inch taupe colored concrete mow band shall be installed at all boundaries lines between <br /> the landscape and lighting district areas and other areas owned by MHCSD or private <br /> residence. Timing: Prior to approval of landscape improvement plans. <br /> h. Fire Code Compliance: <br /> 1. Prior to the beginning of the final design of the facility,the Developer shall consult with Mountain <br /> House Fire regarding emergency access to the proposed development. Any requirements for <br /> emergency access shall be approved by MHCSD. Install fire hydrants per MHCSD Standards <br /> and State Fire Code. <br /> 2. Install fire hydrants per MHCSD Standards and State Fire Code. The project shall include on- <br /> site fire hydrants. <br /> 3. All street standards shall comply with the State of California Fire Code provisions, as <br /> interpreted and implemented by the San Joaquin County Fire Marshall and Mountain House <br /> Fire Department. <br /> i. Other Obligations and Agreements: <br /> 1. Prior to improvement plan approval, the Developer shall execute an Subdivision Improvement <br /> Agreement with MHCSD and post the appropriate bonds based on Final Engineer's Estimate. <br /> 2. MHCSD Impact Fees Community Facilities Fee (CFF) and Traffic Impact Fee (TIF): Prior to <br /> issuance of each building permit, the Developer shall comply with the applicable requirements <br /> of the most current MHCSD adopted CFF and TIF Ordinances and Fees in effect at the time <br /> the building permit is issued. <br /> 3. O & M Vehicles: Prior to the issuance of the first residential building permit developers will <br /> deposit in a MHCSD maintained Vehicle Capital Fund an amount equal to their pro-rata share <br /> (based on the CFF Plan Fee formula as determined by the MHCSD) of the total cost of O&M <br /> Vehicles as that cost is specified in the latest update of the CFF Plan Fees. <br /> 4. Police and Fire Vehicles: Prior to issuance of the first residential building permit developers will <br /> deposit in a CSD maintained Vehicle Capital Fund an amount equal to their pro-rata share <br /> (based on the CFF Plan Fee formula as determined by the MHCSD) of the total cost of Police <br /> and Fire Vehicles as that cost is specified in the latest update of the CFF Plan Fees. <br /> 5.
