5/4/23, 10:50 AM Mail-Sanfilippo,Giuseppe[CDD]-Outlook
PA-2100238 (UP)
Rosie Silva <rosiepsilva@yahoo.com>
Tue 5/2/2023 9:48 AM
To:Sanfilippo, Giuseppe [CDD] <gsanfilippo@sjgov.org>
Cc: Rickman, Robert [BOS] <rrickman@sjgov.org>
Community Development Department
Attn: Guiseppe Sanfilippo
Mr. Sanfilippo,
Application PA-2100238 (UP) in Tracy has recently come to my attention by concerned community
members. As a resident and business owner in this area, I am sadden at the lack of opportunity of the
San Joaquin community members to formally have input on this proposed project. This project will
have a high impact on our rural community. As a business owner in the area, we will be affected by
traffic, noise and agricultural regulations.
I am formally asking you and your staff to review the impact this large facility will have on our already
stressed county roads. There are inconsistencies on the number of vehicles proposed verse the
number of vehicles that are being mitigated. The size of the buildings and number of attendees in the
Willdan Engineering Final Traffic Impact Study do not match the proposed conditional use permit. A
full Engineering and Traffic Survey should be required to adequately analyze the traffic impact. The
study should be completed at peak traffic times such as Friday afternoons.
If you take the time to drive around the area on Fridays from 2:00-3:30pm, you will find cars parked
on the road way of Corral Hollow Road and Larch Road. We ask that no parking signs be placed to
prevent the same issue at this proposed building.
This rural property is zoned AG-40, in a floodplain, and not in the path of development. It will take
prime farmland out of production and have a negative impact on neighboring farming practices.
We request that you, Giuseppe Sanfilippo, take the time to listen to the concerns of the local
landowners, residents and local business owners. Please make effort to address the concerns of
residents of the community you serve.
Thank you for your time.
Best regards,
Rosie Silva
https://outlook.office365.com/mail/id/AAQkAGZjNTUzNjhlLWRhOTYtNG13MCl iZTAyLWZIZmU 1 MjNmZTk2NAAQAD1 Z%2FGjmDTRFnHyamOadx5o%... 1/1
