1015.5[e]) <br /> e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: <br /> (1) Driveway width shall be 40-feet. The design of the driveway shall allow trucks to enter and exit <br /> the property without entering into the opposing lane of traffic. (Development Title Section 9- <br /> 505.7[d]) <br /> (3) Access gates shall be recessed from the property line a minimum of 65-feet. (Development Title <br /> Section 9-505.7[d]) <br /> (4) Adequate maneuvering and parking areas of automobiles and trucks shall be located on the site <br /> of the truck terminal. (Development Title Section 9-505.7[e]) <br /> (5) Aisles between truck parking areas shall be a minimum of 55-feet wide.(Development Title Section <br /> 9-1015.6[g]) <br /> (6) The driveway on Frewert Road is only for Emergency Vehicle Access only. The driveway shall <br /> be secured with a Knox box to prevent unauthorized access from non-Emergency Vehicles. <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot wide landscaped strip, respecting the ultimate right-of-way of Frewert <br /> Road and Manthey Road, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.7) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall 6 to 8-feet in height shall be erected along the southern property line of APN <br /> 191-230-12, the southern and western property line of 191-230-14, and the common boundary <br /> shared with APN 191-230-14 and 191-230-13. (Development Title Section 9-1022.4[e][1]) <br /> (2) All storage materials and related activities, including storage areas for trash,shall be enclosed by <br /> a screen 6 to 8-feet in height. Items stored within 100-feet of a dedicated street or residential <br /> zone shall not be stacked higher than 2-feet above the adjacent screen. (Development Title <br /> Section 9-1022.4[e][2][A]) <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included <br /> on the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from any future <br /> right-of-way line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> j. AGRICULTURAL MITIGATION: Agricultural Mitigation shall be required in conformance with <br /> Chapter 9-1080 of the Development Title. <br /> k. LOT CONFIGURATION: A Merger or Lot Line Adjustment among APNs: 191-230-11, 191-230-12, <br /> 191-230-14 shall be required prior to issuance of a building permit. A fee is associated with either <br /> application. <br />
