General Plan Text Amendment No. PA-2100188: <br /> Anticipated text amendments include, but may not be limited to: <br /> 1) Amend LU-2-15, Agricultural Conversions, adding additional criteria when evaluating <br /> proposed General Plan Amendments to change a land use designation from Agriculture <br /> to non-agricultural; <br /> 2) Amend IS-7, Infrastructure Improvement Limitations, adding flexibility regarding services <br /> for new urban development outside of communities for employment-generating uses; <br /> and <br /> 3) Amend C-2.3, Urban Community Growth, adding flexibility regarding the location of new <br /> employment-generating uses. <br /> General Plan Map Amendment No. PA-2100189: <br /> Amend the land use designations of approximately 1,573 acres currently consisting of 1,493 <br /> acres of General Agriculture (A/G) and 80 acres of Open Space/Resource Conservation (OS/RC) <br /> to provide for a mix of approximately 1,451 acres of General Industrial (I/G), 49 acres of OS/RC, <br /> 66 acres of Public (P/F), and 7 acres of General Commercial (C/G) designations. (See attached <br /> map of proposed General Plan Land Use Map changes.) <br /> Specific Plan No. PA-2100190: <br /> The proposed Specific Plan will create a comprehensive master plan for the underlying <br /> development of the project site, including phasing. The Specific Plan will provide for Industrial, <br /> Public Service and Commercial land uses, as described above, and will include detailed land use <br /> patterns and development standards, architectural design and site planning provisions like <br /> open space and circulation amenities for pedestrians and cyclists, while also identifying <br /> infrastructure improvements that will be necessary to support the project (including water, <br /> wastewater, storm water drainage and transportation/circulation plans), along with <br /> implementation, financing and phasing plans. <br /> Zone Reclassification No. PA-2100191: <br /> Amend the Zoning designation of approximately 1,573 acres of land currently zoned General <br /> Agriculture (A/G) to provide for a mix of approximately 1,499 acres of General Industrial (I-G), <br /> 67 acres of Public (P-F), and 7 acres of General Commercial (C-G) zoning designations. (See <br /> attached map of proposed Zoning map changes.) <br /> Major Subdivision <br /> A Major Subdivision application is not included in this preliminary application, however, it is <br /> anticipated that any subsequent formal application will include a vesting Master Tentative <br /> Subdivision Map identifying Project-wide lotting, as well as wet, dry and circulation <br /> infrastructure necessary to develop the Project in conformance with the requirements of the <br /> County's Development Code and State Subdivision Map Act. <br /> 4 <br />
