Item No. 8 <br /> PC : 2-15-79 <br /> 5-79-3 <br /> Page 3 <br /> 1) All improvements shall be in conformance with the requirements <br /> of the County of San Joaquin. <br /> 2) Easements for utilities shall be as required by P.G.&E. , P.T.&T. , <br /> and all other public utilities. The provisions of Article XIIA7 <br /> of Ordinance 892, as amended, shall apply. Electrical power dis- <br /> tribution may be overhead except the individual line which shall <br /> be underground. <br /> 3) Plans for all improvements to be approved by San Joaquin County <br /> Department of Public Works prior to consideration of the final <br /> subdivision map. <br /> 4) Provision for storm water drainage shall comply with standards and <br /> requirements of the Department of Public Works prior to considera- <br /> tion of the final subdivision map. Lot grading shall be accom- <br /> plished as part of the subdivision improvements. <br /> 5) Water system or methods shall conform to the requirements of the <br /> Local Health District. <br /> 6) The minimum net lot area shall be 3 acres. <br /> 7) In lieu of conveyance of park land to the County, as prescribed <br /> in Section 18.01 of ordinance 892, as amended, the developer shall <br /> contribute fees of equivalent value as defined in said section. <br /> 8) A Preliminary Soil Report as prescribed in Section 5.165 of ordi- <br /> nance 892, as amended, shall be required. <br /> 9) The developers of this property be required to dedicate the land <br /> necessary for the widening of the roadway and also pay the entire <br /> cost of materials for the widening of six feet of the north side <br /> of Forest Lake Road through the posting of a bond for the cost of <br /> materials or by a contribution in the amount of the cost of <br /> materials to Road District No. 4 Account. <br /> 10) The developer shall file a waste discharge report with the State <br /> Regional Water Quality Control Board. <br /> 11) A grading plan shall be submitted with all applications for <br /> building permits indicating that drainage will be retained on the <br /> lot and not directed onto the County road. <br /> 12) Sewage disposal methods shall conform to the Local Health District <br /> Ordinance 549. <br /> 13) The relocation of a drainage easement and the establishment of a <br /> drainage easement shall be subject to Flood Control District <br /> approval. <br />
