All improvements shall be in conformance with. the requirements of <br /> the County of San Joaquin. <br /> 2. Easements for utilities shall be as required by P.G.&E. , P.T.&T. , <br /> and all other public utilities. The provisions of Sections 9-1731 <br /> and 9-1733 of Ordinance 2634 as amended, shall apply. Electrical <br /> power distribution may be overhead except the individual line which <br /> shall be underground. <br /> 3. Plans for all improvements to be approved by San Joaquin County <br /> Department of Public Works prior to consideration of the final <br /> subdivision map. <br /> 4. A drainage system shall be provided to meet the County requirements <br /> and to provide adequate drainage for the development. The acceptance <br /> or approval by the County of the drainage system does not relieve <br /> the developer (or his engineer) of the responsibility of providing <br /> adequate drainage system. <br /> 5. Witer system or methods shall conform to the requirements of the <br /> Local Health District. <br /> 6. The minimum net lot area shall be three acres. <br /> 7. In lieu of conveyance of park land to the County, as prescribed in <br /> Section 18.01 of Ordinance 892, as amended, the developer shall <br /> contribute fees of equivalent value as defined in said section. <br /> 8. A Preliminary Soil Report as prescribed in Section 9-1507 of <br /> Ordinance 2634, as amended, shall be required. <br /> 9. The developers of this property shall dedicate the "sand necessary for <br /> the widening of Forest Lake Road and pay the entire cost of materials <br /> and labor for the widening of six feet of the north side of Forest <br /> Lake Road by depositing the cost of said widening improvement to Road <br /> District No. 4 account, The monies to be contributed in lieu of <br /> said improvement to be approved by the Department of Public Works. <br /> 10 The developer shall file a waste discharge report with the State <br /> 16 Regional Water Quality Control Board. <br /> 11. � A plot plan shall be submitted with all applications for building <br /> permits indicating that lot and road drainage will be retained on <br /> the lot and not directed onto the County road. <br /> (I2.\ Sewage disposal methods shall conform to the Local Health District <br /> Ordinance No. 549. <br /> 13. The relocation of a drainage easement and the establishment of a <br /> drainage easement shall be subject to Flood Control District approval. <br /> 14. Stoney Creek Drive shall be 32 ' of pavement on a 60' right-of-way, <br /> with no drain ditches. <br /> 15. The developer shall, dedicate a 20 foot strip of land on the east <br /> side of Lower Sacramento Road for drainage purpose. <br /> DEVELOPMENT COMMITTEE ACTION <br /> - At its meeting of September 24, 1980, the Development Committee certified <br /> EIR-74-25 and approved the project subject to the previously approved <br /> conditions with the following changes : <br />
