(c/o Dannor Corporation and R.L.C. <br /> and Associates) <br /> ------------------------------------------------------------------ <br /> The Planning Division has reviewed this application and is recom- <br /> mending that it be approved subject to the following recommended <br /> conditions: <br /> 1. A noise barrier shall be constructed along the northern boundary <br /> of the proposed subdivision for noise attenuations per Section <br /> 9-9411. The details of this noise barrier shall include a <br /> combination of berming, landscaping, and solid wall construc- <br /> tion, and shall meet the minimum standards contained in the <br /> Fitzroy/Dobbs Acoustical Analysis. Height and type of con- <br /> struction materials, landscaping, and berm height shall be <br /> submitted to the Planning Director for approval. The height <br /> of the noise barrier shall either be a minimum of nine (9) <br /> feet above a line-of-sight between the pavement at road center- <br /> line and property grade 5 feet inside the property line, or <br /> a minimum of seven (7) feet above a line-of-sight between <br /> the pavement at road centerline and property grade at 75 feet <br /> south of centerline, with a minimum 33 feet setback between <br /> the northern property line along Eight Mile Road and any residential <br /> construction on Parcels 1 and 23 . If this alternative is <br /> chosen, this minimum 33 feet setback shall be shown on the <br /> final map. In either case the noise barrier shall be continued <br /> from the northern property line south along the east and west <br /> property lines to a point 113 feet from the centerline of <br /> Eight Mile Road. <br /> 2 . A preliminary copy of the Department of Real Estate Subdivision <br /> Report shall be submitted to the Planning Director which will <br /> inform first-time buyers of undeveloped subdivision parcels <br /> that several different types of development fees may be required. <br /> The report shall include the following statements: <br />
