Item No . 7 <br /> PC: 10-20-88 <br /> Tract # 2246 <br /> Page 3 <br /> the approved subdivision adjacent to this site on the west , <br /> Morada Estates North. <br /> PROJECT DESCRIPTION <br /> The proposed project is to divide two parcels totaling 38 . 72 <br /> acres into 23 single-family Rural Residential lots. The lots as <br /> proposed will conform with the RR-65 (Rural Residential ; 65 , 000- <br /> square-foot minimum) zoning district . one lettered lot is shown <br /> for the location of a storm drainage detention basin. <br /> Public streets are proposed to serve the subdivision, with access <br /> off of Eight Mile Road. Parcel 13 will take access directly off <br /> of Quashnick Road. Two proposed streets, E1 Sanjon Drive and E1 <br /> Greco Drive, will provide access to the already approved 66-lot <br /> subdivision to the west called Morada Estates North. Subdivision <br /> streets are proposed with 50-foot-wide rights-of-way and a <br /> 32-foot-wide paved section. <br /> Public water and storm drainage will be provided by the North <br /> Morada Maintenance District . Sanitary sewage disposal will be by <br /> individual septic systems . <br /> Fire protection is to be provided by the Waterloo-Morada Fire <br /> District, with police protection by the San Joaquin County <br /> Sheriff ' s Department . The project site is within the Lodi <br /> Unified School District . <br />
