Item No. 7
PC : 10-20-88
Tract # 2246
Page 5
Estates North, adjacent to the site on the west . one parcel ,
Lot 13 , will have access directly off of Quashnick Road. To
enhance area circulation, the Department of Public Works is
recommending that access to Lots 1 and 23 from Eight Mile Road
be restricted. As these parcels both have access off of
Weeping Willow Way, this restricted access from Eight Mile Road
will not create a circulation problem. The noise barrier that
was discussed above, and which will be required to provide
noise attenuation, will also serve to restrict access to these
lots from Eight Mile Road.
At the Development Committee meeting held for this item, the
Department of Public Works brought up two issues concerning the
alignment of Weeping Willow Way. The first is that this street
should be realigned to provide access to a five-acre parcel to
the southeast of the project site in the event that this parcel
develops in the future. The second issue concerns the "S" bend
in Weeping Willow Way. Public Works is recommending that this
bend be eliminated.
FACILITIES/SERVICES :
Water , Septic , and Drainage:
As noted in the project description, public water and storm
drainage systems are being proposed, with individual on-site
septic tanks for sanitary sewage disposal . This is in confor-
mance with Section 9-10002 (c) ( 1 ) of the Planning Title. The
terminal drainage system will utilize a storm water detention
pond to be located in the southeast corner of the project site
( shown on the tentative map as Lettered Lot A) before the storm
water is ultimately released into Mosher Slough.
Schools :
The project site is within the Lodi Unified School District .
Students from the project area would attend Davis Elementary
School , Morada Middle School , and Tokay High School . Both
Morada Middle School and Tokay High School are presently
overcrowded and are projected to continue operating over capa-
city in the near future . The project is subject to the payment
of school development fees. As these fees may represent a
sizeable amount of money, this information should be included
in the public report for this subdivision which is filed with
the State Department of Real Estate.
