Agenda Item No. 4 <br /> DC : 7-13-83 <br /> S-83-7 <br /> Page Two <br /> REFERRALS AND REPLIES <br /> Pacific Telephone and Telegra2hh - Request a 10 ' P.U.E. on Killian <br /> Court. <br /> Sheriff - The project will require additional resources for law <br /> enforcement to maintain the current level of police service. <br /> STAFF ANALYSIS <br /> This property is subject to flooding to an elevation of 29 ' above <br /> sea level. All structures within the subdivision must have 100 <br /> year flood protection. <br /> The developer is proposing terminal drainage for the subdivision. <br /> The other Groppe property to the north should also connect to <br /> terminal drainage. This would eliminate an existing drain pond. <br /> The developer proposes water supply by individual wells. A <br /> public water supply would provide water for fire fighting. <br /> The General Plan designates the land to the east, across the <br /> California Traction Railroad for Limited Industrial use. The <br /> development of the subject area should provide for future access <br /> to the land to the east. A 100' wide easement, 1 ' in favor of <br /> the property to the east, crosses Parcel 1 of this subdivision. <br /> The developer built the structures to allow for a future road on <br /> this alignment. In the alternative, the owners could exchange <br /> this easement for an easement extending Killian Court. <br /> The map shows a street width of 60' . for Killian Court. Section <br /> 9-1601 of the Subdivision Ordinance sets the standard for industrial <br /> streets at 84 ' . <br /> The Environmental Review Officer has prepared a Negative Declaration <br /> based on an Initial Study of the project. <br /> RECOMMENDATION AND FINDINGS <br /> Based on the following findings : <br /> The project is consistent with the General Plan. <br /> The proposal is for industrial development as shown in the <br /> General Plan. <br /> The project will not have a significant adverse effect on the environ- <br /> ment: <br />
