Earthmetrics Report - page S <br />jeopardize the longer term availability of tree crop products to either <br />national or international users or consumers, <br />Agriculture in the Valpico Area <br />The pr^poser areas are in a region which reflects both a mix of housina on <br />rural residential parcels and agricultural (mostly orchard) production or <br />moderate sized farm parcels. <br />The study area is currently zoned GA -10 in the General Plan, a zoning <br />de��gna':on which supposedly permits minimum 10 acre agricultural: <br />parcels with farr:ily homesites of one to three acres in size in the ag zone. <br />Examination of maps A through D (from San Joaquin County Planning <br />Department, 1978) contained in Appendix D and the attached Land Use map <br />submitted with the Traina Bros. application shows that parcelization has <br />been rampant in the study area for the last three and one-half decades <br />The Assessor's maps in Aooendix A also reveal the current extent of pas" <br />parcelization activity although it must be noted that several contig?ous <br />agricultural parcels are in common ownership or operation, thus, creat,nq <br />larger farming units than might be inferred on strict examination of parcel <br />sl.ze for orchard tracts. <br />The study area contains a mix of residential units, with older units mostly <br />found along Chrisman Road and in the vicinity of Paimquist Road in the <br />southwest More recent units are mixed with older units along Chrisman, <br />Linne, and Bates roads and south of Fair Oaks Road Four units were uncle., - <br />construction during the mid-February inspection trip. Two were on <br />one -acre parcels in the Traina Bros admendment area and the other two <br />were along (south of) Valpico Road. Building activity in the block of land <br />north of Fair Oaks across from the amendment area revealed build out <br />intentions for much of the remaining open lots in the existing Valpico <br />rural residential area Most of the recent homes are substantially above <br />the quality and size of older, and even fairly recent, homes in the area, <br />reflecting the attractiveness of rural residential homesites in the area's <br />housing market. There is, additionally, a small commercial center in the <br />southeast corner of the study area and several small businesses along <br />Chrisman Road. <br />13.3—°, <br />
