DEVELOPMENT COMMITTEE MINUTES <br /> December 4 , 1985 <br /> Item No . 3 <br /> PREAPPLICATION SU-86-6 OF BEN SCHAFFER (WOODSON ESTATES UNIT NO. <br /> Present : Glen Baumbach and Terry Piazza (Engineers) <br /> Harry Islas : Noted several lots on tentative map are less <br /> than RR-100 minimum; map needs to show lot <br /> widths in cul de sacs ; flag-lot parcel needs to <br /> be redesigned; proposed street names needed; <br /> contour lines also requested. <br /> Tom Walker: Suggested lot areas ( in square feet) be noted on <br /> a table on tentative map. <br /> Baumbach & <br /> Piazza: Noted PG&E may require street connecting Woodson <br /> and Jahant Roads to be relocated; will meet with <br /> PG&E to resolve question; noted that lots may be <br /> redesigned to 3+ acres to avoid having to <br /> install utilities underground. <br /> Islas: Noted Section 9-9391 provisions (see attached <br /> copy) • <br /> Tom Gau: Jahant Road width questioned. He will get back <br /> to applicant ; will verify. Jahant may have to <br /> be 40 ' pavement width. Terminal drainage to <br /> Jahant . Need to show limits of 100-year flood. <br /> Traffic: Lots 22 , 23 , 26, and 31 should have <br /> restricted access to public road. Recommends <br /> 4-way intersection. Tom Gau will check with <br /> traffic . Discussion on redesign to remove lots <br /> fronting on Woodson and Jahant Roads. Speed <br /> zone is possible solution. <br /> Carl Borgman: ( 1 ) If parcels are more than 3 acres, will be <br /> exempt from percolation test . If parcels are <br /> under 3 acres, percolation test will be <br /> required. ( 2) Require improvement plan if par- <br /> cels are less than 3 acres. (3 ) Install wells <br /> and septic tanks. See attached letter . <br /> Tom Walker: Soils report necessary for subdivision, or ask <br /> for waiver . <br />
