Item No. _
PC: 6-5-86
SU -86-10
Page 4
Noise•
The proposed subdivision is exposed to excessive noise from
State Route 99. Several lots appear to lie within the 65 db
CNEL contour. The noise element requires an acoustical study
where subdivisions are exposed to a noise level over 60 db.
FACILITIES/SERVICES:
Sewage Disposal:
Individual septic tanks are proposed for sewage disposal. The
sewage disposal systems must be installed under permit and
inspection of the Local Health District (see Conditions of
Approval).
Water Supply:
The applicant proposes individual wells for the water system.
The water system must be constructed under permit and inspec-
tion of the Local Health District. The Department of Public
Works is recommending a community domestic water supply and
distribution system. This key issue will need to be addressed
at the public hearing (see Conditions of Approval).
Storm Drainage:
Storm drainage is terminal and will be directed to Jahant
Slough, which bisects the project site (see Conditions of
Approval).
Schools:
The proposed subdivision will be served by several school
districts, including Galt Joint Union High School and Lodi
Unified School District, as well as several elementary school
districts. It may be necessary to realign school boundaries.
Approximately 25 percent of the project site is presently
within the Lodi School District
HAZARDS/CONSTRAINTS:
Except for the area along both sides of Jahant Slough, the pro-
perty is not located within a Federal Flood Insurance
Administration flood hazard area (i.e., within the limits of a
100 -year flood). A private airport is to the south and may be a
potential hazard to this project. In 1972, an airplane taking
off from a northwest by southeast runway at the airport crashed,
