All improvements shall be in conformance with the <br />Improvement Standards of the County of San Joaquin. All <br />improvement plans and specifications must be approved by <br />the County of San Joaquin Department of Public Works prior <br />to approval of the Final Map. <br />b. If improvements referred to herein are not completed prior <br />to the approval of the Final Map, the subdivider shall exe- <br />cute an Agreement with the County of San Joaquin, insuring <br />the completion of improvements within one (1) year after <br />filing the Final Map. <br />c. The subdivider should agree to and shall pay user's fees <br />for the utility services from the time the improvements are <br />accepted by the County to the end of the Fiscal year, or up <br />to a one (1) year period, as the case may be. <br />d. Full street improvements and dedication in compliance with <br />rural street standards shall be provided within the sub- <br />division. <br />e. Jahant Road shall be dedicated and improved on the sub- <br />divided side to County standards of a 60 -foot right-of-way <br />road, which requires widening to 20 feet from centerline. <br />f. Woodson Road shall be dedicated and fully improved on both <br />sides in compliance with County standards. The cost of the <br />Woodson Road widening shall be paid to the County pursuant <br />to the terms of the Agreement between the County and Ben <br />Schaffer, as approved by the Board of Supervisors, <br />September 24, 1985. <br />g. Restrict access for the following lots: Frontage Road - <br />Lots 22, 23, 26, and 30; Woodson Road - Lots 14, 28, 31, <br />36, 47, 61, 82, 84, and 94; Jahant Road - Lots 40 and 54. <br />h. Provide a turn -around area or a circular driveway for lots <br />that have access to the Frontage Road, Woodson Road, or <br />Jahant Road. <br />i. A public domestic water supply and distribution system is <br />required and shall consist of two well systems. Each well <br />shall include, but not be limited to, well, pressure tank, <br />auxilary power, chlorinator, and desander. A County <br />
