Item No. 8
PC : 7-16-81
S-81-10
Page 2
REFERRALS AND REPLIES
- Pacific Gas and Electric Compa%y - 'Pacific Gas and Electric Company
has an existing gas line in a 10' easement of record on this property.
Any work within this easement must have prior approval of Pacific Gas
and Electric Company. "We are requesting the dedicaticn of 4 foot wide
P.U.E . 's on all 60 foot street frontages, and 7 foot wide P.U.E. 's on
all 50 foot street frontages, on the filed map. "
- Galt Joint Union School District - "Our position remains the same. The
following statement was issued by our Board of Education at their
regular November, 1980 meeting: We believe that we have reached the
saturation point in enrollment and we cannot endorse further building
in our district at this time. "
- Woodbridge Fire District - "1. Being a rural residential subdivision,
fire mains and hydrants are not required, however, with a subdivision of
this size (102 units) and the distance (5.8 miles) , this Department is
requesting that a well, equipped with fire department connections, be
installed for the filling of fire department apparatus. The well should
deliver a minimum of 750 G.P.M. 2. Small cul-de-sacs make it very
difficult if not impossible to turn heavy fire apparatus in order to
perform emergency operations. Cul-de-sacs must have a 40' radius to
allow the movement of fire apparatus. 3. In 1973 a plane crashed
into the field with loss of life across from Linds Airport while using
the crosswind runway. It is noted that 18 c ` these un.'.ts will be built
in the flight pattern of this runway. "
- Fire Warden - An area with a pump capable o:= delivering 750 GPM and
fire department connection shall be set asir?e for fire department use
to replenish tanks for water shuttle.
- LAFCO
- Pacific Telephone and Telegraph Co.
- Caltrans
- State Clearinghouse
- Forest Lake Fire District
- City of Galt
- Delta College
- Sheriff
- Assessor
- Galt High School District
OTHER CONSIDERATIONS
- This subdivision is exposed to excessive noise from State Highway
Route 99. Lots #1, 34, 41, 42, 43, 44, 46, 47, 49, 50, 51 and 60 appear
to lie within the 65 dB CNEL contour. The noise element requires an
acoustical study where subdivisions are exposed to a noise level over
60 dB.
- Jahant Slough crosses this property. According to the Corps of
Engineers ' data, the 100 year flood will inundate the portion of the
subdivision adjacent to the slough.
- There are numerous trees on the property. It would be desirable to
keep these trees for aesthetic reasons. In addition, the trees provide
wildlife habitat and shade in .the summer.
