Plans for all improvements to be approved by San <br /> d <br /> a <br /> gg� Joaquin County Department of Public Works prior to consideration <br /> Xg <br /> of the final subdivision map. <br /> 4. Provision for storm water drainage shall comply <br /> with standards and requirements of the Department of public <br /> 4 Works prior to consideration of the Final Map. <br /> 5. Water system and/or methods shall conform to the <br /> requirements of the Local Health District and Department of Public <br /> Works. <br /> 6. Drainage shall be as approved by Department of Public <br /> Works. <br /> 7. The minimum net lot area shall be 65,000 square feet. <br /> B. In lieu of conveyance of park land to the County, <br /> as prescribed in Section 18.01 of Ordinance 892, as amended, the <br /> developer shall contribute fees of equivalent value as defined in <br /> said section. <br /> 9. A Preliminary Soil Report as prescribed in Section <br /> 5.165 of Ordinance 892 , as amended, shall be required. <br /> 10. Full street improvements in compliance with Ordinance <br /> 672 shall be provided within the subdivision. Shippee Lane shall <br /> be fully improved on north side in compliance with County standards. <br /> 11. Prior to recording the Final Map, the applicant <br /> shall apply for RR-65 Zoning on this property. <br /> 12. Finish floor elevations shall be at or above the <br /> intermediate regional flood elevation noted in the U.S. Army <br /> Corps Flood Hazard Report. <br /> 13. Wastewater disposal method shall conform with <br /> Ordinance 549.
