SU-87-12 of Raja Gangadharan et al <br /> (Sunset Manor) <br /> ------------------------------------------------------------------ <br /> The Planning Division has reviewed Pre-Application SU-87-12 and <br /> offers the following comments: <br /> 1 . The subject property was recently rezoned to R1-U. The <br /> subdivision as proposed is consistent with this zone. Overall <br /> project density is 5 . 2 units per gross acre (42 units on 8 . 08 <br /> acres) , which is consistent with the Low Density Residential <br /> General Plan designation (2-6 dwelling units per gross acre) . <br /> 2 . This proposed subdivision is classified as an 11infill" project <br /> and is therefore constrained by adjacent development. In <br /> this case, existing subdivisions are located on the west (Eagle <br /> Park, Unit 2) , and south (Milestone Manor) , with a Tentative <br /> Map approved for Wildflower Estates to the east. In addition, <br /> Avon Street is planned to be extended through this property, <br /> linking Avon Street north of Lathrop Road to 11J" Street. <br /> 3 . Although the overall design concept for Sunset Manor appears <br /> to be appropriate, specific design considerations need to <br /> be incorporated into a revised Tentative Map at the time a <br /> full application is submitted. Specific considerations are <br /> as follows: <br /> a. Section 9-5310 0£ the Planning Title permits duplex units <br /> on corner lots, providing lot width and lot area require- <br /> ments are met. It appears that some of the proposed duplex <br /> lots are less than the required 10 , 000 square feet in <br /> size. The revised Tentative Map should indicate the actual <br /> square footage of each duplex lot, as well as a "building <br /> footprint" demonstrating that setbacks can be met. <br />
