Approve the Negative Declaration and direct the Clerk to file <br /> a Notice of Determination; and <br /> 2 . Approve Major Subdivision Application No. SU-87-12 for the <br /> Sunset Manor subdivision, based on the findings in the staff <br /> report and subject to the Conditions of Approval in the staff <br /> report . <br /> FINDINGS FOR MAJOR SUBDIVISION <br /> 1 . "The proposed map is consistent with applicable General and <br /> Specific Plans. " <br /> This finding can be made because the subdivision meets the <br /> residential policies of the General Plan and is compatible <br /> with the Low Density Residential land use designation. No <br /> Specific Plan is involved. <br /> 2 . "The design or improvement of the proposed division is con- <br /> sistent with applicable General and Specific Plans. " <br /> This finding can be made because the subdivision is within <br /> the density range allowed for the Low Density Residential <br /> land use designation, and area circulation has been <br /> addressed in the design. No Specific Plan is involved. <br /> 3 . "The site is physically suitable for the type of development . " <br /> This finding can be made because the project site is rela- <br /> tively flat and can accommodate the development as pro- <br /> posed. <br /> 4 . "The site is physically suitable for the proposed density of <br /> development . " <br /> This finding can be made because each proposed lot will be <br /> able to meet the minimum lot size, lot width, and setback <br /> requirements for the R1-U zone. <br /> 5. "The design of the subdivision or the proposed improvements <br /> are not likely to cause substantial environmental damage or <br /> substantially and avoidably injure fish or wildlife or their <br /> habitat . " <br />
