" <br /> ° This finding can be made because the subdivision will be <br /> served with public water, sewer, and storm drainage ser- <br /> vices; and no hazardous on-site conditions have been iden- <br /> tified. <br /> 7 . "The design of the subdivision or the type of improvements <br /> will not conflict with easements, acquired by the public at <br /> large, for access through or use of property within the pro- <br /> posed subdivision. " <br /> ° This finding can be made because access easements have been <br /> included in the subdivision design to meet the public need. <br /> 8 . "Any land or improvements to be dedicated to the County are <br /> consistent with the General Plan. " <br /> ° This finding can be made because appropriate dedications <br /> for public streets and storm drainage facilities have been <br /> proposed which provide for area circulation. <br /> 9. "The design of the subdivision provides, to the greatest <br /> extent feasible, for the future passive or natural heating <br /> opportunities in the subdivision. " <br /> This finding can be made because the majority of the <br /> streets are oriented in an east-west direction, thereby <br /> maximizing solar access to the subdivision lots. <br /> Additional Finding for Street Design: <br /> 10. "The design of the subdivision shall provide for adequate <br /> access so that each lot within the subdivision may be reached <br /> by alternate routes. " <br /> ° This finding can be made because the subdivision design <br /> provides for stub streets to adjacent areas planned for <br /> development . <br /> PROJECT DESCRIPTION <br /> The proposed project is to divide five existing parcels totaling <br /> 8. 08 acres into 36 residential lots. Five of the lots are pro- <br />
