Payment of the development fee is <br /> required prior to issuance of a building permit . <br /> HAZARDS/CONSTRAINTS: <br /> Flooding: <br /> The project site is included in draft flood maps prepared by <br /> the National Flood Insurance Program. The proposed flood ele- <br /> vation is 17 .0 feet , while the project site is 15 . 5 feet in <br /> elevation. The floor level of each structure should be raised <br /> one foot above the 100-year flood elevation. A condition of <br /> approval to address this issue has been developed. <br /> ENVIRONMENTAL CONSIDERATIONS: <br /> The Sunset Manor project is one of several residential pro- <br /> jects proposed for the Lathrop area. As addressed in the Valley <br /> Haven EIR, cumulative environmental effects may result from these <br /> projects, especially traffic circulation. Traffic mitigation <br /> presented in the EIR has been included as a condition of approval <br /> for the Sunset Manor project . <br /> An Initial Study was prepared on June 5 , 1987 , and no significant <br /> environmental effects were identified. Based on the Initial <br /> Study, a Negative Declaration has been prepared for the Planning <br /> Commission' s consideration. <br />
